Albemarle County VA Real Estate Market Report - August 2012

This Albemarle County real estate market report will examine the sale of single family detached homes during August 2012.

August 2011 average list price $462,027.
August 2012 average list price $576,748.

August 2011 average sale price $439,757.
August 2012 average sale price $533,709.

August 2011 median sold price $352,000.
August 2012 median sold price $346,000.

1/1/2011-9/1/2011, 525 Albemarle County homes sold. 
1/1/2012-9/1/2012, 596 homes sold on the Albemarle County real estate market.

A lot of good things have been happening in the Albemarle County real estate market this year.  things have definately been turning around, maybe not as fast or dramatically as we would wish, but it is improving.  Sales are up, inventory is down and prices are stabilizing.  In August of last year we had 10 months of inventory on the market, but in August of this year the absorption rate is down to 8.46 months.  This is still a buyers makert but the Alblemarle County real estate market is trending in the right direction.
