If you are trying to get a contract to closing right now, patience is needed.
The last couple of weeks have been crazy in the Charlottesville real estate market as the result of the First Time Homebuyers Tax Credit coming to an end. On Friday April 30 agents were even submitting contracts at 11:00 pm. However, the craziness is not at an end. Now all of those contracts need to get to closing. Home inspections and appraisals need to get scheduled and loans have to go through underwriting. Due to the increased volumes, we can expect delays. Patience will be the order of the day.
