Are You Shopping For A Home Or A Deal?

Are you shopping for a home for your family or looking for a deal?  This post features advice for home buyers.buyer with a home

In the current Charlottesville Virginia real estate market we are seeing a number of buyers who seem to have forgotten that they are looking for a home for their family to live in.  This is a topic that I am hearing discussed everywhere a group of Realtors are gathered.

How many times have you shopped at Sam's Club or Cosco and have arrived home with a bag full of purchases that you bought because they were such a bargain?  As you are unpacking you begin to think thoughts like "I'l never use this" or "I really would rather have paid full price and had the other model with more features.  It is easy to get carried away with buying the bargain and forget what features are really important to your family in a new home.

We also see bargain fever during the negotiation phase of home buying.  Often in this market homes are already offered for sale at a discounted price that may be considerably under assessment.  However home buyers are then offering way under that figure.  Many sellers do not have enough equity in the home to go that low.  I have seen buyers walk away  because they did not get enough of a deal even though the home was perfect, priced well within their budget and at a fair market value.  They got so caught up in shopping for the deal that they passed up the best home for their family to ultimately purchase the best bargain.

It is a good idea before you begin looking at homes to sit down with your real estate professional and go over the most important features that you are looking for in a home and the price range that you would like to stay in as well as the neighborhoods or school district that is most desirable to you.  Then go out to find the best home, in the best location for what you can afford.  Do not get so caught up shopping for the lowest price that you lose sight of what is most important to you in a home.

Of course if you are an investor and are interested in finding the best deal that you can then rent or resell, that is perfectly fine.  Just be clear from the beginning what you arereally  looking for.
