Dirty Homes Don't Sell

Mr. and Mrs. Seller your home is dirty.  Last week I was showing Charlottesville homes to some out of state clients.  I made my appointments 48 hours out so all of the sellers would have plently of time to make sure that their home was at its best.lady cleaning house

The first home we toured was dirty.  We walked into the kitchen and the counters and kitchen table were covered with crumbs.  More crumbs on the stove and on the floor.  This set the stage for the showing.  The entire house needed  a going over with the vacuum.  As we moved through the rest of the house my clients were concentrating on finding the things that were messy or unclean in each room.  Until the final straw was the coat closet full of stuff piled in up to the bottom of the coats that looked like it was ready to come tumbling out when we opened the door.  I kept trying to get them to focus on the floorplan, room size, and other features, but it wasn't going to happen.

Even though there was nothing wrong with the home that a good cleaning or a coat of paint couldn't fix, this home immediately went on the buyers "no" list. 

With all of the inventory on the market, buyers have choices.  Mr. and Mrs. Seller it is important that your Charlottesville home for sale is prepared so that it shows the very best that it possibly can.  Don't sabotage yourself by not taking the time to wipe off the kitchen counters, vacuum and mop the floors.  It may make the difference between an interested buyer or one who will go on to the next home on their list.

Another Charlottesville Horse Farm Sold

Hopewell, a 147 acre Charlottesville farm sold last week; I was the buyers agent for this sale.  We have seen very few Central Virginia farms come on the market as foreclosures; so this represented a rare chance to purchase an equestrian estate at a discounted price.

The farm is located on Gordonsville Rd, one of most scenic drives in Virginia.  This is an area of equestrian estates and lush pastures.  Hopewell's land is in beautiful rolling fields with two ponds and views of the southwest mountains; perfect for a Charlottesville horse farm, which is exactly what the purchaser plans.

Traditionally spring is the time of the year when people give their homes a good cleaning.  This is particualrly the case with homes that are being prepared for the Charlottesville spring real estate market.  However it is important not to forget the outside.  Its called curb appeal and without it the buyers won't make it through the front door to look at that amazing interrior.

A first step may be a thorough power washing of the outside of the house, patios and decks.  You may need to powerwash the sidewalks and driveway too. As well as cleaning the windows inside and out.   A freshly painted front door can add be an inexpensive way to dress up your home.  A new mailbox can also be a good addition. 

The yard is an important part of the curb appeal.  Now is the time to seed any bare spots or even over seed the entire lawn.  Make sure to prune any overgrown shrubs.  Our weather has warmed up enough now that you can add some pots with pansies for color.

There is a lot you can do to spruce up your Charlottesville home for the spring real estate market without breaking the bank.

Selling A Charlottesville Home -" Light Up My Life!"

If you are selling a Charlottesville home, it is important to "light up my life".sunshine

I have never had a buyer say to me "I want a really dark home".  So when I am showing homes why do I walk into so many homes with the lights off and the shades drawn?  Even if I am trying to stay one room ahead of the buyers opening blinds and turning on lights, their first impression has been that the home is dark.  And if I am running around turning on lights, it is distracting from my main job of showing the home to my client.

A light, bright home is near the top of most buyer's wish list, when we are working on their profile of the perfect Charlottesville home.  For the seller this translates into such simple steps as leaving the shades open, putting stronger bulbs in all the lamps and turning the lights on, and washing the windows and skylights.  If this is not enough, they may need to also repaint the walls with light colored neutral paint.  All homes don't have walls of windows; all the more reason to emphasize the light that is there.

I realize that many homeowners may be trying to save money on their electric bill or to be green and save energy, but if your priority is to sell your Charlottesville home you may have to put up with a slightly higher electric bill and concentrate on light.  This is may be easier if the home is shown by appointment only and you can turn on the lights and open the blinds when you leave the home.  If the showing instructions are "call, no answer use lockbox", then at least make sure that all of the curtains remain open when you are not at home.
