This Albemarle County market report will focus on the sales of single family detached homes.

July 2010 average list price $491,057.
July 2011 average list price $420,684.

July 2010 average sale price $467,966.
July 2011 average sale price $408,711.

July 2010 median sold price $354,000.
July 2011 median sold price $365,500.

1/1/2010 - 7/31/2010, 444 Albemarle County homes sold.
1/1/2011 - 7/31/2011, 435 homes sold on the Albemarle County real estate market.

The figures are a bit of a mixed bag.  The good news is the drop in days on market and the median sold price is up this month, but before we get too excited we would need to see this continue.  Sales are down slightly over the same period last year, but we must remember that last year had the tax credit driving sales. Also it is good to note that this is vacation time and historically sales are lower at this time of year.  We would hope to see stronger sales in September as children return to school and parents get back to concentrating on their home search.  In addition, it is important to look at the trend over time to get more perspective.  Over all the Albemarle County real estate market remains flat.

February 2010 %sold/list 92.12%.
February 2011 %sold/list 94.52%.

What Price Homes Are Selling In Albemarle County VA?

What price homes are selling in Albemarle County Virginia?

The graph below shows home sales in Albemarle County for the current year to date.  As you can see 78% of the homes that have sold this year sold for under $500,000.  In addition the largest number of sales were in the $200,000 - $399,999 price range.

This is a graph that I created for some clients to illustrate what is happening in our local real estate market.  If you have a specific County or even a neighborhood that you would like to see a report of, let me know.

 As you would imagine it is very important to make sure that your Albemarle County home is well priced to sell in todays market.  We still have a lot of inventory on the market and it is the aggressively priced homes that have the best chance of selling.

 

 

Albemarle County VA Real Estate Market Report - June 2010

This Albemarle County real estate market report focuses on the sale of single family detached homes during June 2010.

June 2009 average list price $483,289.
June 2010 average list price $470,092.

June 2009 average sale price $455,580.
June 2010 average sale price $451,744.

June 2009 median sold price $375,000.
June 2010 median sold price $372,000.

June 2009 %list/sold 94.26%.
June 2010 %list/sold 96.09%.

Last year from 1/1/2009=6/30/2009, 260 homes sold on the Albemarle County real estate market.  During the same time frame 352 homes sold.  this represents an increase of 30.85%.

As you can see May and June saw the largest number of contracts closing that we have had this year.  We can attribute this to the First Time Homebuyers tax credit.  Most of the Realtors that I have spoken to have experienced a slowdown in showings of their listings after the end of April.  We will see how the real estate recovery proceeds without the $8000 tax credit to drive sales.
