This Albemarle County VA real estate market report focuses on the sale of land during March 2011.  This includes all raw land whether it is a building lot in a subdivision or a several hundred acre parcel of farm land. 

March 2010 average list price $369,000.
March 2011 average list price $282,612.

March 2010 average sale price $337,500.
March 2011 average sale price $237,687.

March 2010 median sold price $300,000.
March 2011 median sold price $177,250.

March 2010 %sold/list 91.46%.
March 2011 %sold/list 84.10%.

As you can see Albemarle County land sales continue to be very slow.  One contributing factor is the large number of resale homes that are on the market at very good prices.  For many people it could be cheaper to purchase an existing home rather than building a new home.  However, if you want to build your dream home there is a large selection of land on the market and you may be able to get a parcel at an excellent price.

This Albemarle County VA real estate market report examines the sales of single fammily detached homes during the entire year of 2010.real estate logo

2009 average list price $531,244.
2010 average list price $483,684.

2009 average sale price $494,336.
2010 average sale price $457,764.

2009 median sold price $357,500.
2010 median sold price $340,500.

2009 %sold/list 93.05%.
2010 %sold/list 94.64%.

2009 total homes sold 659.
2010 total homes sold 703.

2009 inventory at the end of the year 704 homes actively listed.
2010 inventory at the end of the year 705 homes actively listed.

2009 months inventory at year end - 12.81 months.
2010 months inventory at year end - 12.06 months.

2009 average days on market - 120 days.
2010 average days on market - 144 days.

As you can see, while prices have fallen, inventory levels have remained high.  We will not see a significant improvement in the Albemarle County real estate market until we see a drop in inventory.

This Albemarle County VA real estate market report focuses on the sale of single family detached homes in Albemarle County during August 2010.

August 2010 average list price $412,169.

August 2009 average sale price $476,397.
August 2010 average sale price $396,737.

August 2009 median sold price $356,647.
August 2010 median sold price $332,630.

August 2009 %sold/list 93.05%.
August 2010 %sold/list 96.25%.

From 1/1/2009 - 8/31/2009, 450 homes sold on the Albemarle County real estate market.  During the same time period in 2010, 489 Albemarle County homes sold.

It is very apparent that the first time home buyers tax credit strongly encouraged buyers to put homes under contract in the spring, hence the large amount of June closings.  As a result many buyers who might have waited until summer to buy, purchased in the spring.  Therefore although we see an increase in sales for the year to date over 2009, we see a big slow down in July and August.  Normally we experience a strong fall real estate market.  Hopefully we will see a pick up in activity this year as well although nationally we seem to be seeing a lack of consumer confidence in the economy as a whole.

This Albemarle County real estate market report examines the sales of single family detached homes during April 2010.

April 2009, average list price $668,492.00
April 2010, average list price $547,905.00

April 2009, average sale price $599,979.00
April 2010, average sale price $475,156.00

April 2009, median sold  price $315,000
April 2010, median sold  price $360,000

April 2009, Albemarle County homes sold for 89.75% of the list price
April 2010, Albemarle County homes sold for 92.96% of the list price

From 1/1/2009-4/30/2009, 134 Albemarle County homes sold.  During the same time frame in 2010, 158 Albemarle County homes sold.  This represents a 17.91% increase in sales this year.

We are seeing an upswing in sales this spring in the Albemarle County real estate market; however when we look at the graph it is evident that the sales are in no way keeping with the new homes that are coming on the market.  Our market is improving, but it will be interesting to see if we can keep improving with the end of the $8000 tax credit.
