Charlottesville VA Real Estate Market Report Condominiums - June 2010

This Charlottesville VA real estate market report examines the sales of condominiums in Charlottesville and Albemarle County during June 2010.

June 2009 average list price $191,751.
June 2010 average list price $243,536.

June 2009 average sale price $179,426.
June 2010 average sale price $230,262.

June 2009 median sold price $148,500.
June 2010 median sold price $160,000.

June 2009 %sold/list 93.57%.
June 2010 %sold/list 94.54%.

Last year from 1/1/2009 - 6/30/2009, 62 condominiums sold on the Charlottesville real estate market.  during the same time frame this year 89 Charlottesville Albemarle condomminiums sold.

We see an increase in the sales of condominiums over last year.  However with the strict regulations regarding condominiium financing, I fear that this sales increase may have been at least partially driven by the foreclosed condos that are being purchased by investors.
