April 2011 average list price $153,991.

April 2010 average sale price $205,941.
April 2011 average sale price $150,871.

April 2010 median sold price $123,750.
April 2011 median sold price $131,125.

April 2010 %sold/list 94.97%.

Condominium sales remain slow on the Charlottesville real estate market.  The difficulty in obtaining comdominium financing is a contributing factor.  This has resulted in the foreclosures that we have seen in several condo projects.  These units have cone on at a price that is attractive to investors with cash.  With over a years worth of inventory on the market Charlottesville condominiums remain strongly a buyers market.

This Charlottesville VA real estate market report examines the sale of condominiums in the city of Charlottesville and surrounding Albemarle County during the month of March 2011.

March 2011 average list price $222,173.

March 2011 average sale price $219,334.

March 2010 median sold price $145,000.
March 2011 median sold price $204,140.

March 2010 %sold/list 94.18%.

Just like many other parts of the area real estate market Charlottesville condo sales remain flat, but the increase in the price of the homes that are selling is a bright part of the picture.  Now lets see if that will keep up over time.

December 2009 average sale price $220,845.
December 2010 average sale price $177,280.

December 2009 median sold price $185,000.
December 2010 median sold price $155,500.

December 2009 %sold/list 96.69%.
December 2010 %sold/list 102.83%.

During 2009, 150 condominiums sold on the Charlottesville real estate market.  In 2010, 174 Charlottesville condos sold.  As you can see the sales of Charlottesville condominiums are up over 2009.  Many of these sales are investors taking advantage of being able to pay cash for the foreclossed condos that have come on the local real estate market.

Charlottesville VA Real Estate - Condominium Sales

During the past year in the Charlottesville VA real estate market condominum sales have been the hardest hit portion of the local market.

Earlier in the decade we saw a lot of building of new condominium projects as well as many condo conversions of appartments.  Many of these were aimed at the large student commnity.  Logically it stands to reason that these units should be good affordable options for first time home buyers.  So why aren't Charlottesville condominiums selling?  Inability to find financing for condos is the answer.

This week Realty Times published a good article explaining the problems with obtaining financing for a condo purchase.  FHA has just tightened their regulations for condo loans which will make it harder for first time homebuyers to purchase a condo.  Unfortunately until the market stabilizes and FHA loosens their regulations we will continue to see slow condominium sales figures.  In the interim many condominium buyers will have to look for creative financing solutions.

There are many condos for sale on the Charlottesville real estate market and there are still a few loans available for their purchase.

Charlottesville VA Real Estate Market Report Condominiums - September 2009

This Charlottesville VA real estate market report will cover the sales of condominiums in Charlottesville VA and Albemarle County during September 2009.

During September 11 condos sold on the Charlottesville real estate market.  They sold for an average price of $224,177 and had been on the market for an average of 83 days.  The condos sold for an average of 91.85% of the list price.

In August of 2009, 17 Charlottesville condominiums sold for an average price of $196,941.  They were on the market for an average of 115 days and sold for an average of 94.30% of the list price.

In July there were 24 Charlottesville condos that had contracts that sold with an average sale price of $192,434 and an average DOM of 64 days.  They sold for an average of 92.26% of the list price.

Today 10/11/2009 there are 218 Charlottesville VA condominiums for sale.  They are listed for an average price of $239,790, with a median of $192,200 and have been on the market for an average of 203 days so far.

During the time period of 1/1/2009-10/2/2009, 113 condos sold on the Charlottesville VA real estate market.  This represents a decline in sales of -41.1% for the year to date.

Condominiums have been the hardest hit segment of the local real estate market.  With the $8,000 First Time Homebuyers Tax Credit one would think that condos sales would have been doing well.  After all condos often represent an affordable option.  Unfortunately it is almost impossible to obtain financing for condos in many projects.  The lenders are reluctant to lend money for condo purchases, particularly if the condo is in a project that where the units are either largely investor owned or if the majority of the units are student occupied.  Some of the condo sales that we have seen in the Charlottesville real estate market have been to investors who are able to present a cash contract.
