This Glenmore real estate market report will examine the sales of single family detached homes in the Charlottesville golf community of Glenmore.

Today, 8/6/2011, there are 40 Glenmore homes for sale.  These homes range in list price from $439,000 to $2,200,000. 

As you can see from the graphs, we have been having a bit of an up and down year, like the rest of the local real estate market.  Inventory is up and sales need to increase before we will see a significant decrease in inventory and a return to a balanced market.  The Glenmore golf community has quality homes in a variety of sizes and price ranges, so it is hard to tell what home values are doing from these figures.  What we can see is the price range that buyers in the current market are comfortable purchasing in.  There are Glenmore homes for sale at the current time that are great deals and with the recent drop in interest rates it is the perfect time to buy a Glenmore home.

Charlottesville VA Real Estate Market Report Attached Homes - 2010 Yearend

This Charlottesville VA real estate market report will look at the sales of attached homes in the City of Charlottesville and the surrounding Albemarle County for the entire year of 2010 and how they ended up at yearend.real estate symbol

2009 average list price $251,152.
2010 average list price $234,908.

2009 average sale price $250,484.
2010 average sale price $234,814.

2009 median sold price $239,000.
2010 median sold price $229,017.

2009 %sold/list 99.73%.
2010 %sold/list 99.95%.

2009 average days on market 99.
2010 average days on market 90.

2009 average inventory 226.
2010 average inventory 201.

2009 total attached homes sold 406.
2010 total attached homes sold 304.

As you can see the sales of attached homes dropped significantly as compared with 2009.  In addition prices were down as well.  The good signs are the fact that days on market have dropped and inventory is down as well.  Moving into 2011 we would like to see a continuing decline in the amount of homes on the market, which would be a trend in the right direction.

This Charlottesville VA real estate market report examines the sales of single fammily detached homes in the city of Charlottesville during October 2010.

From 1/1/2009 - 10/31/2009, 257 homes sold on the Charlottesville VA real estate market.  During the same period this year 218 Charlottesville homes sold.

As you can see, so far this years sales of detached homes are down in the city of Charlottesville with an accompaning drop in price.  Other markets in our area are seeing an increase in sales, but a drop in price.

From 1/1/2009 - 8/31/2009, 211 homes sold on the Charlottesville VA real estate market.  During the same time frame this year 186 Charlottesville homes sold.

The city of Charlottesville is one of the few markets in our Central Virginia area that has not seen an increase in sales over 2009.

This Charlottesville VA real estate market report examines the sales of single family detached homes during June 2010.

June 2009 average list price $306,016.
June 2010 average list price $346,171.

June 2009 average sale price $294,147.
June 2010 average sale price $335,842.

June 2009 median sold price $256,500.
June 2010 median sold price $264,675.

June 2009 %sold/list 96.12%.
June 2010 %sold/list 97.01%.

Last year from 1/1/2009 - 6/30/2009, 135 homes sold on the Charlottesville real estate market.  During the same thime period this year only 124 Charlottesville homes sold.  This represents a decline in sales of 8.14%.

The sales figures for Charlottesville are disappointing.  All of the other areas have seen an increase in sales of detached homes.  The bright point is that we are seeing an increase in selling price.

In 2009 from 1/1/2009-5/31/2009, 129 attached homes sold on the Charlottesville-Albemarle real estate market.  During the same time period in 2010, 112 attached homes sold. This represents a -13.2% drop in sales for this year so far.

As you can see the sales of attached homes are down this year in the Charlottesville - Albemarle real estate market.  The attached home segment was one of the strongest portions last year, however this year at a time when most of the other markets have been picking up attached home sales are down

Charlottesville VA Homes Are Selling

Charlottesville VA homes are selling, the snow is melting and the real estate market is heating up. 

We are seeing alot of new listings coming on the Charlottesville real estate market in preparation for the spring sales period.  Historically in the central Virginia area spring is our biggest sales season.  This year many of us also saw an unusually busy January until the big snowfalls in early February put an end to the activity.  This week I have three of my beginning of the year contracts closing.

This is an older Charlottesville home with great curb appeal in Woodbrook, a conveinient established neighborhood.  I sold this home as the buyers agent and it closed today.  If you are looking for a Charlottesville or Central Virginia home, I would be pleased to help you find the one that would be the perfect choice for your family.

Charlottesville VA Real Estate Market Report Condominiums - November 2009

This Charlottesville VA real estate market report examines the sales of condominiums in Charlottesville and Albemarle County  during November 2009.

7 Charlottesville condos sold during November.  The average sale price was $146,486 and they were on the market for an average of 155 days.  The homes sold for an average of 96.80% of the list price.

15 Charlottesville condominiums had contracts that closed during the month of October.  They sold for an average price of $160,377 after being on the market for an average of 118 days.  They sold for an average of 91.01% of the list price.

During September 2009, 13 condos sold on the Charlottesville real estate market.  The average sale price was $273,727 with an average DOM of 72.  The condos sold for an average of 86.95% of the list price.

Today 12/17/2009, there are 206 Charlottesville condominiums for sale.  The average list price is $314,792 with a median of $192,200.  They have been on the market for 238 days so far.

In 2009 from 1/1/2009-12/1/2009, 137 Charlottesville codos sold.  This marks a decline in sales of -31.8% from the same period in 2008.

Condominium sales make the hardest hit sector of the Charlottesville VA real estate market.  Logically condo sales should be an affordable option for the first time homebuyer and with the tax credit to spur activity one would think that this would be a strong product.  However, the FHA has set strict guidelines that many condo projects cannot meet.  As a result the majority of the condominium projects are nonwarrantable and it is very difficult for a buyer to obtain a loan for a condo in one of those projects.  As a result we are seeing quite a few condos coming on the market as foreclosures which are selling primarily to investors as cash sales.  At the November rate of sales we currently have 31.86 months of condos listed for sale.
