What kind of home is today's buyer looking for?
This is the question that a responsive builder asked a group of Realtors that I was part of this week. It was refreshing to have the builder ask us what product we would like to have to sell in the neighborhood in which we work. This post will relate what we came up with as features important to this particular segment of the Charlottesville VA homebuyer.
The first item that we talked about was size. Bigger is not better. Mcmansions are out. Instead we tequested a 3 bedroom, 3,000 sq ft home that could sell in the $599,000-$650,000 price range. A real two car garage was a must, not one that couldn't fit two full sized cars. Smaller with quality is the name of the game.
An open floorplan that flows is essential. We requested a great room with kitche, family room area and dining area. The kitchen part does not have to be huge, but it does need granite counters and a pantry. However the family part of the room and the dining area need to be of good size. There also needs to be a formal dining room and another room on the first floor that could be a living room, music room or office. And a first floor master suite is a must with plenty of closet space. Up stairs two bedrooms and one or two baths is sufficient. If there is a basement, it needs to be walkout and have plenty of light. Ceilings in the basement and first floor should be 9' but 8' would be fine on the second floor. Finally a screeded proch for relaxing and a deck area for grilling completed our wish list.
The above dream home would be perfect for empty nesters who desire first floor living, but would like a couple of upstairs bedroom for when the childern and grandchildren come to visit. Or it could also serve a young family.
It will be exciting to see what kind of Charlottesville VA home this builder will come up with after considering our suggestions.
