July 2011 average list price $382,857.
July 2010 average sale price $323,393.
July 2011 average sale price $357,442.
July 2010 median sold price $310,100.
July 2011 median sold price $260,000.
July 2010 %sold/list 92.70%.
July 2011 %sold/list 93.36%.
July 2010 average continuous days on market 200.
July 2011 average continuous days on market 147.
1/1/2010 - 7/31/2010, 167 Charlottesville homes sold.
1/1/2011 - 7/31/2011, 154 homes sold on the Charlottesville real estate market.
As you can see from the graphs of the Charlottesville real estate market, we had a little uptick in sales during June, but otherwise sales have remained flat. We are happy to see the lower days on market numbers. Properly priced homes are selling. We can see from the much lower median sale price that buyers are more comfortable purchasing homes in this lower price range. We can also see that sales are lagging behind spring and summer of 2010, but we should remember that those sales were largely driven by the tax credit which expired at the end of June 2010. Sales could very well end up even with 2010 as they are spread more evenly throughout the year.
