This Charlottesville VA real estate market report will examine the sales of single family detached homes in the city of Charlottesville.

As you can see from the graphs of the Charlottesville real estate market, we had a little uptick in sales during June, but otherwise sales have remained flat.  We are happy to see the lower days on market numbers.  Properly priced homes are selling.  We can see from the much lower median sale price that buyers are more comfortable purchasing homes in this lower price range.  We can also see that sales are lagging behind spring and summer of 2010, but we should remember that those sales were largely driven by the tax credit which expired at the end of June 2010.  Sales could very well end up even with 2010 as they are spread more evenly throughout the year.

Sales of attached homes on the Charlottesville real estate market have been all over the place the last few months.  March townhouse sales were up as we would expect at the start of the spring market.  What we would not expect was the drop in sales in April.  Spring is historically our strongest market and we would hope to see sales steadily increasing over the spring months.  Unfortunately so far that is not the case.  Hopefully May and June will see more positive sales figures.  The 40 pending sales in April should translate to better sales figures for May.

This Charlottesville VA real estate market report will examine the sale of single family detached homes in the city of Charlottesville duriing January 2011.

We see that sale prices are up in Charlottesville as compared with January of 2010.  However the median sold prices are down from November and December, so we will have to wait to see where this is trending.  I am not sure that we have a large enough number of sales to really be able to attach a lot of significence to the prices.  Home sales in the city of Charlottesville were down in 2010 compared with 2009; I hope that we will begin to see a turn in the right direction in February.

From 1/1/2009 - 11/31/2009, 279 homes sold on the Charlottesville VA real estate market.  During the same period this year 234 Charlottesville homes sold.

Sales for the year to date are up over 2009 in most areas of Central Virginia except for in the city of Charlottesville.  If we look at the above figures, I would pay more attention to the November 2010 median sold figures rather than the average sale figure.

From 1/1/2009 - 7/31/2009, 186 homes sold on the Charlottesville real estate market.  During the same period in 2010, 159 Charlottesville homes sold.

As you can see so far this year fewer homes have sold in the city of Charlottesville that sold last year. This is one of the few areas that has not seen an increase in sales.  Like the other areas we have seen a drop in sales during July.  This was not a surprise with the end of the First Time Homebuyers Tax Credit.

This Charlottesville VA real estate market report focuses on the sales of single family detached homes in Charlottesville Virginia during May 2010.

Last year from 1/1/2009-5/31/2009, 87 homes sold on the Charlottesville real estate market.  During the same time period in 2010 the same number of homes have sold.

As we can see prices are down this year and sales have not picked up in the city.  All of the surrounding counties have seen an increase in sales activity over 2009.  We would hope to see a comparable increase in Charlottesville home sales over last year during the coming months.

Charlottesville VA Real Estate Market Report - February 2010

This Charlottesville VA real estate market report will focus on the sale of single family detached homes in the city of Charlottesville during February 2010.

5 Charlottesville homes sold during February 2010.  They sold for an average price of $263,500 after spending an average of 87 days on the market.  The homes sold for an average of 96% of the list price.

 12 Charlottesville homes had contracts that closed in January 2010.  The homes had an average sale price of $271,200 and an average DOM of 88.  They sold for an average of 94% of the list price.

 13 homes sold in Charlottesville VA during December 2009.  They  sold for an average price of $279,538.  The homes were on the market for an average of 68 days and sold for an average of 92% of the list price.

Today 3/3/2010, there are 196 Charlottesville homes for sale.  The homes are listed for an average price of $$379,064 with a median of $$299,250.  They have been on the market for an average of 171 days so far.

Looking at the graphs the one thing that jumps out at me is the fact that so many more new homes are coming on the market than being sold.  This is good new for buyers as they continue to have a lot of inventory to choose from.  However is you are a seller, it means that there is a lot of competition and your home will need to be in the best condition as well as being priced competitively in order to be the one that sells.

So far this year 17 homes have sold on the Charlottesville real estate market.  During the same time frame in 2009 from 1/1/2009 - 2/28/2009, 24 Charlottesville homes sold.  This is a decline in sales of -29.16% this year to date.
