The good news is that prices are up from last year, but the bad news is that the sales of condominiums on the Charlottesville Virginia real estate market are down when compared with last year.  We still have quite a few nonwarrantable condo projects.  It is pretty impossible to get financing to purchase a condo in one of these neighborhoods.  It takes a cash buyer to purchase one of these homes.

There is a huge inventory of Albemarle County raw land listed on the Charlottesville VA real estate market.  You can see from the graph that land sales are extrememly slow.  The slow down in new construction has impacted the sales of land.  Many builders are not building spec houses and very few new subdivisions are being started.  If your dream is to build a new home exactly how you would like it, now may be the time to get a great price on a lot or parcel of land.

This Charlottesville VA real estate market report will look at the sale of attached homes and townhouses during March 2011.

March 2010 average list price $232,038.
March 2011 average list price $213,728.

March 2010 average sale price $225,761.
March 2011 average sale price $206,821.

March 2010 median sold price $200,000.
March 2011 median sold price $211,603.

March 2010 %sold/list 97.29%.
March 2011 %sold/list 96.76%.

We can see that sales for the first quarter this year are up from last year as is the median price of the homes sold during March.  The downside is the fact that there is still way too much inventory on the market; as a matter of fact at the current rate of sales there is over two years of inventory for sale.  This translates to opportunity for anyone who wants to purchase a Charlottesville townhouse or attached home.

During 2009, 406 attached homes sold on the Charlottesville real estate market.  During 2010, only 304 Charlottessville townhouses sold.  As you can see the sales of attached homes declined from 2009.  Many of the townhomes that did sell have been new construction, which explains the over 100% sold/list ratio.

During 2009, 292 homes sold on the Charlottesville Virginia real estate market and during 2010 only 253 Charlottesville homes sold.  The city sales figures for 2010 are the opposite of the rest of the Central Virginia areas.  The total number of sales are down from 2009, but the prices of the homes that have sold are up.

Charlottesville Golf Communities - Glenmore

Glenmore is one of the premier Charlottesville golf communities.Glenmore sign

Glenmore is a gated community of beautiful homes set among rolling hills.  At the heart of the neighborhood is the excellent golf course.  There is a variety of home styles, sizes and prices.

Currently there are 42 Glenmore homes for sale ranging in price from $439,000 to $2,750,000.

There are not any Glenmore homes under contingent contract at this time.

Today 3 homes in Glenmore have contracts pending, priced from $689,900 - $799,000.

So far for the year to date 16 Glenmore homes had contracts that closed.  The homes ranged in sale price from $465,000 - $1,210,000.

This Charlottesville VA real estate market report examines the sales of condominiums in Charlottesville Virginia and Albemarle County during May 2010.

May 2009 average list price $164,866.
May 2010 average list price $152,862.

May 2009 average sale price $148,177.
May 2010 average sale price $153,893.

May 2009 median sold price $130,000.
May 2010 median sold price $153,000.

May 2009 %sold/list 89.87%.
May 2010 %sold/list 100.67%.

Last year from 1/1/2009-5/31/2009, 36 condos sold on the Charlottesville-Albemarle real estate market.  This year during the same time period 63 condominiiums sold.  this is an increas in sales of 75%.

The increase in condo sales can largely be attributed to investors with cash jumping into the local condo market and buying up the foreclosures that have come on the market.  As a result of the tightening of the financing regulations on condos it has been hard for many buyers to obtain financing for a condominium purchase.  If you are looking for a condominium to purchase, you will want to ask your Realtor to check on which condo projects are FHA approved.
