We can see that home sales on the Fluvanna County real estate market are down as compared with spring of 2010.  We should keep in mind that spring sales last year were driven by the First Time Homebuyers Tax Credit.  However it is obvious that the Fluvanna County home sales continue to struggle.  At the May rate of home sales there is over 13 months of inventory currently listed for sale.  It is still very much a buyers market and with the current low interest rates it is a great time to buy.

From 1/1/2009 - 11/30/2009, 241 homes sold on the Fluvanna County real estate market.  During the same time period this year 269 Fluvanna County homes sold. 

Like so many of the Central Virginia counties, Fluvanna has experienced an increase in sales over 2009 and a decrease in sale price.  The fall market has been relatively flat with the strongest selling period occuring in the spring and early summer.

This Fluvanna County Real Estate Market Report looks at the sales of single familly detached homes in Fluvanna County during September 2010.

September 2009 average list price $259,393.
September 2010 average list price $257,185.

From 1/1/2009 - 9/30/2009, 140 homes sold on the Fluvanna County real estate market.  During the same time frame in 2010, 212 Fluvanna County homes sold.  This is one of the largest sales increases over last year that I have seen in the Central Virginia area.  It will be interesting as I complete the rest of the Central Virginia market reports is any of the other counties are seeing this large of an increase over last year.

Fluvanna County VA Home Sales = March 2010

This post will examine the sales of single family detached homes in Fluvanna County during March 2010.

During March 2009 the average list price in Fluvanna County was $234,959.
During March 2010 the average list price in Fluvanna County was $220,347.

During March 2009 the average sale price in Fluvanna County was $222,395.
During March 2010 the average sale price in Fluvanna County was $210,867.

During March 2009 the median sold price in Fluvanna County was $194,950.
During March 2010 the median sold price in Fluvanna County was $187,500.

In March 2009 the average days on market was 109.
In March 2010 the average days on market was 118.

In March 2009 Fluvanna County homes sold for an average of 94.65% of the list price.
In March 2010 fluvanna County homes sold for an average of 95.69% of the list price.

This year from 1/1/2010-3/31/2010, 61 homes sold on the Fluvanna County VA real estate market.  During the same time period in 2009, 56 Fluvanna County homes sold.  This represents an 8.92% increase in sales so far this year.

From the graph we can see the effect that the snowy weather in February had on Fluvanna County real estate sales.  We also see that there is a large influx of new listings on the market in anticipation for spring.  This translates into a lot of choice for buyers, but plenty of competition for sellers.  We also can see that prices are down from 2009.  In addition, looking at the price range that is selling, we can expect that a large part of the market may be the first time homebuyer.  It remains to be seen what will happen to home sales when the First-time Homebuyers Tax Credit expires at the end of this month.

Fluvanna County VA Real Estate Market Report - February 2010

This Fluvanna County VA real estate market report follows the sale of single family detached homes during February 2010.

12 Fluvanna County homes sold during February.  The average sale price was $231,635 after being on the market for an average of 133 days.  The homes sold for an average of 96% of the list price.

23 homes had contracts that closed in Fluvanna County during January of 2010.  The homes had an average sale price of $223,835 and had been on the market for an average of 67 days.  They sold for an average of 100% of the list price.

17 homes sold in Fluvanna during December 2009.  The homes sold for an average sale price of $200,363.  The homes were on the market for an average of 95 days and sold for an average of 98% of the list price.

Today March 4, 2010 there are 245 Fluvanna County VA homes for sale.  They are listed for an average of $317,823 with a median of $249,900.  The homes have been on the market for an average of 159 days so far.

From 1/1/2010 – 2/28/2010,  32 homes sold on the Fluvanna County VA real estate market.  During the same time frame in 2009 only24 Fluvanna County homes sold.  This is a 33.33% increase in sales over the same period last year.

Real estate activity in Fluvanna County picked up in January this year, but then dropped off with the snowy weather in February.  Like much of the Central Virginia real estate market, we have a lot of inventory that needs to be sold down before we can return to a balanced market.

Fluvanna County VA Real Estate Market Report - December 2009

This Fluvanna County VA real estate market report examines the sale of single family detached homes in Fluvanna County during December 2009.

15 homes sold in Fluvanna County in the month of December.  The average sale price was $203,669 and they had been on the market for an average of 101 days.  The homes sold for an average of 97.78% of the list price.

27 Fluvanna County homes sold during November.  They sold for an average price of $225,576 after spending an average of 178 days on the market.  They sold for an average of 97.95% of the list price.

26 Fluvanna County VA homes had contracts that closed in October.  The homes had an average sale price of $221,748 and an average DOM of 87.  They sold for an average of 99.17% of the list price.

Today, January 7, 2010, there are 228 Fluvanna County VA homes for sale.  They are listed for an average price of $316,384 with a median of $245,750.  They have been on the market for an average of 171 days so far.

In 2009, 250 homes sold on the Fluvanna County real estate market.  This represents a 19% decline in sales as compared with 2008.

December has seen an expected winter slowing of sales.  However most of the real estate agents that I have been speaking with are experiencing an increase of activity with the new year.  Hopefully we will see this in stronger sales for the month of January.  The Fluvanna County real estate market needs for some of this inventory to sell down.  At the 2009 rate of sales there is 16 months of inventory on the market.

Fluvanna County VA Real Estate Market Report - October 2009

This Fluvanna County VA real estate market report follows the sale of single family detached homes during the month of October 2009 ompares them with sales from the previous months.

22 homes sold in Fluvanna County duiring October 2009.  The average sale price was $222,957, with an average of 74 days on the market.  The homes sold for an average of 99.81% of the list price.

In September 2009, 23 Fluvanna County homes had contracts that closed for an average price of $260,041 being on the market for an average of 102 days.  They sold for an average of 96.85% of the list price.

26 Fluvanna County VA homes sold in August.  The average sale price was $232,328 an average DOM of 103  they sold for an average of 98.77 the list price.

Today 11/8/2009 there are 262 Fluvanna County VA homes for sale.  The average list price is $311,984 with a median of $244,950.  They have been on the market for an average of 154 days so far.

During the year so far from 1/1/2009-11/1/2009, 205 homes have sold on the Fluvanna County real estate market.  This represents a drop in sales of -26.3% from the same period in 2008.

As you can see Fluvanna County home sales remain very sluggish with a lot of inventory on the market. I would have expected to see higher numbers in September and October as First Time Homebuyers took advantage of the  $8,000 Tax Credit.  Also if you look at the average price of the homes that are selling as compared with the median and average prices of the homes on the market today, you will see that the homes that are selling are largely below the average and median price of the homes listed.

Fluvanna County VA Real Estate Market Report - September 2009

This Fluvanna County VA real estate market report will examine the sales of single family detached homes during the month of September.

22 Fluvanna County homes had contracts that closed in September 2009.  The average sale price was $263,816 and the homes spent an average of 106 days on the market.  They sold for an average of 96.80% of the list price.

In August 26 homes sold in Fluvanna for an average price of $232,328 after being on the market for an average of 103 days.  The homes sold for an average of 98.77% of the list price.

During July 22 homes sold on the Fluvanna County real estate market.  Their average sales price was $279,350 and they had been on the market for an average of 143 days.  The homes sold for an average of 94.87% of the list price.

Today 10/9/2009 there are 279 Fluvanna County VA homes for sale.  They are listed for an average price of $310,241 and a median of $239,900 and have been on the market for an average of 143 days so far.

This year from 1/1/2009-10/2/2009, 186 homes sold on the Fluvanna County real estate makret.  This is a -26.2% drop in sales for the year to date over last year.

As you can see there is a lot of inventory on the market in Fluvanna County.  Many of these homes are in the perfect price range for first time home buyers.  However, if you are a first time homebuyer and plan on taking advantage of the $8,000 tax credit, you had better hurry because the time is running out to be able to get a home under contract and closed by November 30.
