This Fluvanna County VA real estate market report focuses on the sale of single family detached homes in October 2010.

October 2009 average list price $223,593.
October 2010 average list price $250,276.

October 2009 average sale price $221,748.
October 2010 average sale price $241,381.

October 2009 median sold price $224,000.
October 2010 median sold price $235,932.

October 2009 %sold/list 99.17%.
October 2010 %sold/list 96.44%

From 1/1/2009 - 10/31/2009, 214 homes sold on the Fluvanna County real estate market.  During the same period this year 241 Fluvanna County homes sold. 

It is encouraging that sales are up for the year overall.  The October price figures may be slightly misleading.  The median sold price for 11/08-10/09 is $209,950 and the median sold price for 11/10 - 10/10 is $209,000.  So prices may more realistically be staying level.

This Fluvanna County Virginia real estate market report will examine the sale of single family detached homes in Fluvanna County during August 2010.

August 2009 average list price $235,220.
August 2010 average list price $218,000.

August 2009 average sale price $232,327.
August 2010 average sale price $210,377.

August 2009 median sold price $194,250.
August 2010 median sold price $182,250.

August 2009 %list/sold 98.77%.
August 2010 %list/sold 96.50%.

In 2009 from 1/1/2009, 164 homes sold on the Fluvanna County real estate market.  During the same time frame this year 188 Fluvanna County homes sold.

July and August have seen a slow down in home sales.  Many of the buyers who planned on purchasing a home this year took advantage of the $8,000 Tax Credit and put homes under contract in the spring.  Resulting in a summer slow down.  Although sales are up for the year to date over last year, prices have dropped.  In combination with the lower interest rates buyers who have been in the position to purchase this year have gotten some very good deals.

Fluvanna County VA Real Estate Market Report - June 2010

This Fluvanna County VA real estate market report examines the sales of single family detached homes in Fluvanna County during June 2010.

June 2009 average list price $204,918.
June 2010 average list price $257,935.

June 2009 average sale price $203,195.
June 2010 average sale price $257,275.

June 2009 median sold price $200,750.
June 2010 median sold price $234,595.

June 2009 %sold/list 99.15%.
June 2010 %sold/list 99.74%.

Last year from 1/1/2009 - 6/30/2009, 102 homes sold on the Fluvanna County real estate market.  During the same time period this year 144 Fluvanna homes sold.

These figures show an overall improvement in the Fluvanna County real estate market.  So far this year both sales and the prices of homes selling are up over 2009.  It remains to be seen if this trend will continue now that there is no longer a tax credit to encourage new home sales.  However interest rates are at all time lows and there are still a lot of homes with great prices, so it continues to be a good time to buy.

Fluvanna County VA Real Estate Market Report - November 2009

This Fluvanna County VA Real Estate Market Report will talk about the sales of single family detached homes in Fluvanna County VA during the month of November 2009.

23 Fluvanna County homes sold during November 2009.  The average sale price was $223,320.  The homes were on the market for an average of 205 days and sold for an average of 96.17% of the list price.

24 homes sold in Fluvanna Counry during October.  The average sale price was $220,523 and they had been on the market for an average of 80 days.  The homes sold for an average of 99.51% of the list price.

23 Fluvanna homes had contracts that closed in the month of Septeber 2009.  They sold for an average price of $260,041 after being on the market for an average of 102 days.  The homes sold for an average of $96.85% of the list price.

Today 12/7/2009, there are 244 Fluvanna County homes for sale.  The average list price is $311,587, with a median of $243,950.  The homes have been on the market for an average of 163 days so far.

231 homes have sold on the Fluvanna County VA real estate market from 1/1/2009 - 12/1/2009.  This represents a decline in sales of -19.8% as compared with the same period in 2008.

 A note of optomism is the fact that the November 2009 Fluvanna County Virginia home sales are move than double the home sales in November 2008.  We may attribute this fact to first time homebuyers trying to take advantage of the $8,000 tax credit before in ran out on November 30.  Hopefully the extension of the First-time Homebuyers Tax Credit and the addition of a $6,500 tax credit for home purchases by existing homeowners will provide the incentive for a strong winter sales season.
