July 2010 average list price $258,324.
July 2011 average list price $208,680.

July 2010 average sale price $262,812.
July 2011 average sale price $203,099.

July 2010 median sold price $261,500.
July 2011 median sold price $203,213.

As you can see, prices of Greene County homes are down as compared with last year, but sales are up slightly for the year to date.  July sales are down from May and June but if we compare them with the sales from July of 2010 we are up by 2.  July is historically a slow month when people are away on vacation.  We will hope to see sales pick up again in the fall when children are back in school.

From 1/1/2009 - 11/30/2009, 175 homes sold on the Greene County real estate market.  During the same period 189 Greene County homes sold.  Even though we have seen an increase in home sales over last year the price of the homes that have sold has gond down quite a bit.

Greene County VA Real Estate Market Report - May 2010

This Greene County VA real estate market report examines the sales of single familly detached homes in Greene County Virginia during May 2010.

May 2009 average list price $287,725.
May 2010 average list price $293,680.

May 2009 average sale price $288,142.
May 2010 average sale price $278,450.

May 2009 median sold price $288,417.
May 2010 median sold price $236,250.

May 2009 % sold/list 100.14%
May 2010 %sold/list 97.81%.

Last year from 1/1/2009-5/31/2009, 51 Greene County homes sold.  During the same time frame this year 62 homes sold on the Greene county real estate market.  This represents a 21.6% increase in sales over last year.

Like so many other areas in the Central Virginia real estate market, prices in Greene County are down, sales are up over 2009, but there is still lots of inventory on the market.  With all of the choices and historically low interest rates it is a great time to buy, but a lot of buyers are still waiting on the sidelines.  Many have homes that they have to sell first and others are still hanging out hoping that prices will drop further.
