1/12011 - 5/31/2011, 17 homes sold on the Greene County real estate market.

The bad news is that the home sales on the Greene County real estate market are down as compared with last year; the good news is the fact that the median sold price is up.  Unfortunately over all, like the rest of our area the real estate market is flat this year.  This continues to be to the advantage of buyers who do not have to sell a home first in order to be able to buy.  There is a lot of inventory to chose from, interest rates remain low for the time being, and there are deals to be found in this commpetitive market place.

As you can see, home sales remain flat while prices have dropped.

This Greene County VA real estate market report examines the sale of single family detached homes in Greene County during August 2010.

August 2009 average list price $273,594.
August 2010 average list price $266,138.

August 2009 average sale price $268,097.

August 2009 median sold price $252,500.
August 2010 median sold price $247,000.

August 2009 %list/sold 97.99%.
August 2010 %sold/list 96.71%.

From 1/1/2009 - 8/31/2009, 118 homes sold on the Greene County real estate market.  During the same time frame 125 Greene County homes sold.

Greene County home sales have slowed down during July and August although sales are up overall for the year as a whole over last year.  Many buyers took advantage of the $8,000 tax credit and bought in the spring before the tax expired.  Hopefully the fall market will see a little pick up in home sales after the summer slowdown.

Greene County VA Real Estate Market Report - June 2010

This Greene County VA real estate market report examines the sale of single family detached homes in Greene County during June 2010.

June 2009 average list prices $242,280.
June 2010 average llist prices $280,995.

June 2009 average sale prices $237,677.
June 2010 average sale prices $280,797.

June 2009 median sold prices $217,000.
June 2010 median sold prices $258,500.

June 2009 %sold/list 98.10%.

Last year from 1/1/2009 - 6/30/2009, 78 homes sold on the Greene County real estate market.  During the same period this year 94 Greene County homes sold.

So far this year home sales and sale prices are up in Greene County.  The increase in sales could be a result of the $8000 First time Homebuyers Tax Credit.  Without the tax credit to drive sales, we will have towait and see what the second half of the year will look like.

Greene County VA Real Estate Market Report - March 2010

This Greene County real estate market report focuses on the sales of single family detached homes during March 2010.

In March 2009, Greene County homes had an average list price of $280,165.
In March 2010, Greene County homes had an average list price of $347,883.

In March 2009, Greene County homes had an average sale price of $267,783.
In March 2010, Greene County homes had an average sale price of $336,795.

In March 2009, Greene County homes had a median sold price of $278,500.
In March 2010, Greene County homes had a median sold price of $280,750.

In March 2009 Greene County homes sold for an average of 95.58% of the list price.
In March 2010 Greene County homes sold for an average of 98.39% of the list price.

From 1/1/2009-3/31/2009, 22 homes sold on the Greene County real estate market.  During the same time period in 2010, 27 Greene County homes sold.  This represents an increasse in sales of 22.72%.

As we can see from the graph home sales in Greene County have been slow this winter.  This can be attributed at least partially to the record snowfall.  The amount of new homes on the market is considerably more than the number of sales.  We would like to see a strong spring sales season to buy down some of this large inventory so that we can move closer to a balanced market.  Although we have not seen an inventory buy down, we can see that homes are selling for a higher average price than in 2009.

Greene County VA Real Estate Market Report - December 2009

This Greene County VA real estate market report will focus on the sales of single family detached homes during the month of December.

15 homes sold in Greene County in December.  The average sale price was $200,540.  The homes were on the market for an average of 79 days and sold for an average of 96.74% of the list price.

16 Greene County VA homes sold in November.  Their average sale price was $287,906 and they spent an average of 97 days on the market.  The homes sold for an average of 101.66% of the list price.

22 Greene County homes had contracts that closed during the month of October.  They sold for an average price of $245,844 and were on the market for an average of 128 days.  They sold for an average of 96.63% of the list price.

Today 1/11/2010 there are 126 Greene County homes for sale.  The average list price is $324,271 with a median of $273,250.  They have been on the market for an average of 160 days so far.

Last year in 2009, 184 Greene County VA homes sold.  This represents a sales increase of 7.64% over the 2008 home sales.

Greene County is the only central Virginia county that has seen an increase in sales over 2008.  However we are still not seeing any sizeable reduction in inventory.  Until inventory buys down considerable we will not begin to see a balanced market.
