Louisa County VA Real Estate Market Report - October 2010

This Louisa County VA real estate market report examines the sale of single family detached homes in Louisa County during October 2010.

October 2009 average list price $257,673.
October 2010 average list price $155,322.

October 2009 average sale price $251,616.
October 2010 average sale price $153,500.

October 2009 median sold price $243,257.
October 2010 median sold price $155,000.

October 2009 %sold/list 97.64%.
October 2010 %sold/list 98.82%.

From 1/1/2009 - 10/31/2009, 130 homes sold on the Louisa County real estate market.  During the same time frame this year 137 Louisa County homes sold.

Sales in Louisa County have been slightly up over the year.  In addition prices for the year as a whole are not down as much as the October 2010 figures would have us think.

Louisa County VA Real Estate Market Report - June 2010

This Louisa County VA real estate market report focuses on the sales of single family detached homes in Louisa County during June 2010.

June 2009 average list price $$205,572.
June 2010 average list price $257,226.

June 2009 average sale price $196,225.
June 2010 average sale price $250,160.

June 2009 median sale price $186,500.
June 2010 median sale price $215,000.

June 2009 %sold/list 95.45%.
June 2010 %sold/list 97.27%.

Last year from 1/1/2009 - 6/30/2009, 53 homes were sold on the Louisa County real estate market.  During the same time frame this year 81 Louisa County homes sold.

As we can see like much of the Central Virginia area, home sales in Louisa County are up as compared with 2009.  In addition, we are seeing an increase in the price of the homes that are selling.  This is good news but we still need to see those sale numbers increase even more; there is still too much inventory on the market to even come close to a balanced market.
