May 2010 average list price $248,132.
May 2011 average list price $191,572.

May 2010 average sale price $243,488.
May 2011 average sale price $178,268.

May 2010 median sold price $228,500.
May 2011 median sold price $140,350.

May 2010 %sold/list 98.12%.
May 2011 %sold/list 93.05%.

The above figures and graphs do not paint a pretty picture of the current Louisa County real estate market.  We see that both the number of homes sold is down this year but also the prices are down as well.  Of course if you are planning on purchasing a Louisa County home, the large number of homes to choose from and the low prices make it a great time to buy.

Louisa County VA Real Estate Market Report - November 2010

This Louisa County VA real estate market report examines the sales of single family detached homes in Louisa County Virginia during November 2010.

November 2009 average list price $185,432.
November 2010 average list price $209,771.

November 2009 average sale price $187,010.
November 2010 average sale price $205,628.

November 2009 median sold price $209,900.
November 2010 median sold price $222,000.

November 2009 %sold/list 100.85%.
November 2010 %sold/list 98.02%.

From 1/1/2009 - 11/30/2009, 144 homes sold on the Louisa County real estate market.  During the same period this year 146 Louisa county homes sold.

Louisa County home sales remain flat.  The spring and summer markets showed some increased sales activity but that dropped off greatly in the fall.  On a positive note we do see and increase in the November sale prices and the sale prices are up for the year as well.

Louisa County VA Real Estate Market Report - May 2010

This Louisa County VA real estate market report examines the sales of single family detached homes in Louisa County Virginia during May 2010.

May 2009 average list price $228,073.
May 2010 average list price $ 253,005.

May 2009 average sale price $216,811.
May 2010 average sale price $248,308.

May 2009 median sold price $229,995.
May 2010 median sold price $229,430.

May 2009 %sold/list 95.06%.
May 2010 %sold/list 97.13%.

Last year from 1/1/2009-5/31/2009, 36 homes sold on the Louisa County real estate market.  Durning the same period this year 69 Louisa County homes sold. This represents an increase of 91.7%.

Over the past couple of years Louisa County has been one of the hardest hit segemnts of the local real estate market.  It is good to see the degree of immprovement so far this year.  In addition to an increase in sales overall, we see that the average list and sale prices are up although the median sold price is relatively unchanged from 2009.
