When you look at the 2010 totals as compared with 2009 it is more of the same. Total sales on the Louisa County real estate market are about the same as they were in 2009. In the beginning of the year, fueled by the $8000 Tax Credit, sales were strong and it looked like we were going to see a better year, but apparently people just bought earlier in the year to take care of the tax credit. Then the sales slowed down for the rest of the year when the tax credit expired. As you can see the average list and sale prices are up, but the median sold price is almost the same. One real improvement is the reduction in the days on market. Until we see a major decrease in inventory, we will remain in a buyers market.
