April 2010 average list price $375,912.
April 2011 average list price $421,844.

April 2010 average sale price $353,462.
April 2011 average sale price $396,737.

April 2010 median sold price $342,500.
April 2011 median sold price $315,450.

April 2010 %sold/list 94.02%.
April 2011 %sold/list 94.04%.

As we can see home sales during the first quarter in the Nelson County real estate market are up over last year.  Although the average sale and list prices of Nelson County homes are up, the median sale price is still down and may be the more significent number to pay attention to as we look at over all home sale trends.  Also even though we have had a small increase in sold volume, we still have lots of inventory and remain in a strong buyers market.  We will need to see more of a pickup in home sales in order to buy down the inventory enough to return to a balanced market.

This Nelson County VA real estate market report will examine the sales of single family detached homes during January 2011.

January 2010 average list price $376,833.
January 2011 average list price $389,872.

January 2010 average sale price $348,333.
January 2011 average sale price $358,018.

January 2010 median sold price $335,000.
January 2011 median sold price $330,000.

January 2010 %sold/list 92.43%.
January 2011 %sold/list 91.82%.

If we look at the above graph, we can be encouraged about the Nelson County real estate market.  November, December and January sales have been stable or slightly rising month to month and inventory is going down.  With 60 contracts pending in January the February sold figures should continue to look good.  The Nelson County detached home market has reason for optomism.  Also regarding pricing, the median sold price figures are one of the highest in the area.  Of course it is good to remember that location is key in real estate and we can see a big difference in the part of the county close to Wintergreen and some of the more rural areas.
