Albemarle County Condos & Townhomes Market Report - Dec. 2008 & yearend

sold signThis report will focus on the sales of condos and townhomes in Albemarle County Virginia.

First we will look at the sales figures for December 2008.

In December 2008, 7 Albemarle County condos and townhomes had contingent contracts.  The average list price was $203,687 and the median was $224,006.  The homes were on the market for an average of 80 days.

 3 homes h.  ad contracts pending.  The average list price was $291,798 and the median was $298,506.  The average DOM was 133.

11 Albemarle condos and townhouses sold in December 2008.  The average sale price was $222,526, with an average list price of $226,218 and a median of $254,000.  The homes were on the market for an average of 66 days and the homes sold for an average of 98.37% of the list price.

232 condos and townhomes are actively listed on the Albemarle County real estate market.  The average list price is $256,200 and the median is $229,000.  The homes have been on the market for an average of 192 days.

To compare lets look at the figures from November.

In November 2008, 16 Albemarle County condos and townhomes had contingent contracts.  The average list price was $219,881 and the median was $204,450.

6 homes had contracts pending.  The average list price was $199,972 and the median was $169,450.  The homes were on the market for an average of 71 days.

12 Albemarle County townhomes and condos sold in November 2009.  The average sale price was $244,917.  The average list price was $252,038 and the median was @224,500.  The median was $224,500.  The homes were on the market for an average of 93 days and the average DOM was 93.

Lets also look at the home sales in December 2007. 

24 Albemarle condos and townhomes sold in December 2007.  The average sale price was $273,419 and the average list price was $279,532 with a median of $240,965.  The homes were on the market for an average of 109 days and they sold for 97.81% of the list price.

Lets also compare the sales of Albemarle Condos and townhomes between 2007 and 2008.

In 2007 568 Albemarle sold.  The average sale price was $258,364 and the average list price was $262,619.

In 2008 306 condos and town homes with an average sale price of $238,589, and the average list price was The average dom was 97.45% with an average sale rice. $244,838.
