This is the final piece of the puzzle in our analysis of what is happening in the Charlottesville area real estate market. In this post we will examine the figures of homes sold from January 1, 2008 through October 7, 2008 compared with the figures for the same time frame in 2007. We will look at Fluvanna County, Louisa County, and Greene County.
In Fluvanna County 255 homes have sold so far this year. Compare these figures with the 352 homes that sold in the same period in 2007. This represents a 27.6% reduction in home sales in 2008.
In Greene County this year up to October 7, 140 homes have sold in Greene County. Compare these numbers with the 162 homes that sold during the same period in 2007. As we can see this is a 13.6% decline in sales for 2008.
In 2008 during the period from January 1 - October 7, 162 homes were sold in Louisa County. During the same time frame in 2007, 160 homes were sold. This is a 1.3% drop in sales for 2008.
The drop in sales translates into a large inventory of homes on the market, thus offering into a lot of choices for buyers. This could be the chance of a lifetime to purchase your dream home at a great price.
If you are selling in this market, it is crucial that you price your home correctly the first time. Properly priced homes are still selling. In addition, it is important to prepare your home so that it is in the best condition possible in order to ensure that it is the home that buyers will pick over all of the other homes that are on the market. In addition, since 85% of buyers start their home search on line, you need to choose an agent with a strong internet marketing presence.
