In this Charlottesville VA real estate market report we are examining the sales of single family detached homes in the city of Charlottesville during November 2009.
22 Charlottesville homes sold in November 2009. The average sale price was $331,485. The homes had been on the market for an average of 68 days and sold for an average of 96.13% of the list price.
In October 24 homes in Charlottesville had contracts that closed. They sold for an average of $360,264 after being on the market for an average of 106 days. The homes sold for an average of 95.0% of the list price.
22 homes in Charlottesville Virginia sold in September. The average sale price was $303,418. The homes had an average DOM of 77 and sold for an average of 97.20% of the list price.
Today 12/5/2009, there are 187 Charlottesville VA homes for sale. They are listed for an average of $352,731, with a median of $285,000. The homes have been on the market for an average of 192 days so far.
From 1/1/2009 - 12/1/2009, 276 homes have sold on the Charlottesville real estate market. This represents a decline in sales of -16.9% over the same period in 2008.
October and November home sales in Charlottesville are up over the sales during the same months in 2008. In addition, at the November rate of sales we have about 9.5 months of inventory on the market as compared with the 14.7 months of inventory in November last year. We are definately moving in the right direction.
