Fluvanna County Real Estate Market Report - Dec. 2008 and yearend

This Fluvanna County real estate market report will examine the sales of single family detached homes in Fluvanna County , Virginia.sold sign

Ths first statistics that we will look at will be home sales during December 2008.

7 Fluvanna County homes were under contingent contracts in December 2008.  The average list price was $262,886 and the median was $220,000.  The average DOM was 114.

8 homes had contracts pending.  The average list price was $318,528 and the median was $338,850.  They were on the market for an average of 154 days.

In December 14 homes in Fluvanna County sold.  The average sale price was $246,350.  The homes were listed for an average price of $255,871 and the median was $208,500.  The homes were on the market for an average of 105 days and sold for an average of 96.28% of the list price.

Currently there are 279 homes actively listed on the Fluvanna County real estate market.  The average list price is $301,833 with a median of $249,950 and the homes have been on the market for an average of 171 days.

Lets compare these numbers with the sales from November of 2008.

10 Fluvanna homes had contingent contracts in November 2008.  The average list price was $226,620 and the median was $257,450.  The homes were on the market for an average of 164 days.

3 homes had contracts pending.  The average list price was $161,967 and the median was $149,900.  The homes were on the market for an average of 74 days.

In November 2008, 10 Fluvanna homes sold.  The average sale price was $323,608, with an average list price of $337,718 and a median of $277,250.  The homes were on the market for an average of 81 days and sold for an average of 95.82% of the sale price.

Lets also look at the sales from December 2007.
18 homes sold in Fluvanna County during December 2007.  The average sale price was $297,365, with an average list price of $293,906 and a median of $269,500.  The homes were on the market for an average of 110 days and sold for an average of 101.18% of the list price.

We should also look at the total sales for the past two years.

In 2007, 420 homes sold in Fluvanna County.  The average sale price was $281,079, with an average list price of $287,558.  The homes were on the market for an average of 94 days and sold for an average of 97.75% of the list price.  During the year there was an average of 11 months inventory on the market.

In 2008, 299 homes on the Fluvanna County real estate market sold.  The average sale price was $270,428 and the average list price was $279,349.  The homes were on the market for an average of 116.7 days and sold for an average of 96.81% of the list price.  During the year there was an average of 16.17 months of inventory on the market

The above numbers represent a decline in sales of -28.81% over the past year.

Fluvanna County, Virginia Homes - September 2008 Market Report

The beginning of a new month is the perfect time to take stock of the trends in the local real estate market.  This post will deal with real estate activity in the Fluvanna County, Virginia real estate market.

In September 2008, 14 Fluvanna County homes had pending contracts.  The average list price was $261,871 and the median was $252,000.  The average days on market had been 118 days.

10 homes in Fluvanna had contingent contracts.  The average list price was $244,737 and the median was $217,910.  They had been on the market for an average of 141 days.

In September 2008, 17 Fluvanna homes sold.  The average sales price was $235,650, with an average list price of $246,125 and a median of $217,500.  The homes were on the market for an average of 124 days and sold for an average of 95.74% of the list price.

To compare lets look at the August 2008 sales figures.  In August 2008, 25 homes sold in Fluvanna County.  The average sales price was $254,740 and the average list price was $265,446.  The median was $235,000 and they were on the market for an average of 117 days.  They sold on average for 95.97% of the list price.

Compare what is happening in todays market with the figures from a year ago.  In August of 2007, 21 Fluvanna County homes sold.  The average sales price was $247,850 and the average list price was $257,398.  The median was $225,000 and they averaged 89 days on the market.  The homes sold for an average of 96.29% of the list price.

On the first of October 2008, there were 358 homes actively listed in Fluvanna County, Virginia.  The average list price is $310,487 and the median is $259,900.  The homes have been on the market for an average of 149 days.

What can we deduce from these figures?  Number one, there is a lot of inventory on the market.  At the current rate of sales it will take about 21 months to buy down all of the inventory on the market.  This translates into alot of choices for buyers.  If you are a seller it is important to make sure that your home is in perfect condition to ensure that your home will "out shine" all of the other homes for sale in the same price range.  You will also notice that the homes that did sell are priced  lower on average  than the average price of the homes that are actively listed.  Buyers are looking for a deal in this market and the homes that are selling are priced agressively.  Many properties that have been on the market for a long time may have had significant price reductions.  There are opportunities right now to find the perfect home at a great price.  Also homes are selling at this time for a slightly lower percentage of the list price than they were a year ago.
If you are selling a home it is crucial in this market to make sure that your home is priced properly.  I would be happy to do a cma on your home and discuss with you what your home could bring in today's market.  Also since 85% of all buyers are starting their home search on line it is important to choose an agent who has a strong internet presence.

Fluvanna County July Market Report

The following is the real estate market report for Fluvanna County, Virginia for July 2008.

In July 21 homes were under a contingent contract for an average list price of $305,193 and a median price of $269,000.  They were on the market for an average of 144 days.

There were 6 pending contracts at an average list price of $280,083, and a median price of $238,500.  The average days on market was 133.

In July 25 homes sold for an average sold price of $277,198 (the average list price was $289,332) and the median sold price was $250,000.  The average days on market was 130.  The average sales price was 95.81% of the list price.

There are currently 370 active listings on the market in Fluvanna County with an average list price of $311,298 and a median list price of $263,445.  They have been on the market an average of 133 days.

For comparison, in June 2008 41 homes sold in Fluvanna County for an average of 97.72 percent of list price.

With the large inventory of homes on the market and the lower ratio of list price to sales price, we can see that it is a very good time to buy and that there is a large selection of homes to choose from.
