Fluvanna County VA Real Estate Market Report - April 2009

This Fluvanna County real estate market report will examine the sale of single family detached homse during April 2009.

During the month of April 2009, 25 Fluvanna County VA homes sold.  The average sale price was $202,106.  The homes had been on the market for an average of 118 days and sold for an average of 95.66% of the list price.

Lets compare this with the figures from March.  In March 2009, 22 homes sold in Fluvanna County.  The average sale price was $222,395.  The average DOM was 109 and the homes sold for an average of 94.65% of the list price.

Today (May 8, 2009) there are 281 Fluvanna County homes for sale.  The average list price is $321,848 and the homes have been on the market for 146 days so far.

Lets also examine the home sales in Fluvanna County VA for the year to date and compare them with last year's sales.   This year in the time frame of 1/1/2009 - 5/1/2009, 66 Fluvanna County homes sold.  During the same time frame on 2008, 98 homes sold in Fluvanna County VA.  These figures show a -32.7% decline in sales so far this year.

Fluvanna County Real Estate Market Report - March 2009

This Fluvanna County real estate market report for March 2009 will focus on the sales of single family detatched homes.  Fluvanna County is located just east of Albemarle County Virginia and is an easy commute to Charlottesville.

In March 2009, 22 Fluvanna County homes sold for an average sale price of $222,395.  The homes had been listed for an average price of $234,960 and were on the market for an average of 109 days.  These homes sold for an average of 94.65% of the list price.

Lets compare these figures with the Fluvanna County home sales from February 2009.  15 homes sold in Fluvanna County during February of this year.  The average sale price was $210,120 and the average list price was $211,315.  The homes were on the market for an average of 151 days and sold for an average of 99.43% of the list price.

 Today, April 7, 2009 there are 275 Fluvanna County homes for sale listed in the CAAR mls.  The average list price is $309,737, the median is $250,000 and the homes have been on the market for an average of 152 days so far.

If we look at the year to date Fluvanna County home sales in the period of 1/01/2008 to 4/2/2008 compared with the same period in 2009, we see that 69 homes sold in Fluvanna in 2008, but only 45 Fluvanna homes sold during the same time frame in 2009.  This represents a decline of -34.8%.

Fluvanna County Real Estate Market Report - February 2009

This Fluvanna County real estate market report will focus on the sales of single family detatched homes in Fluvanna County Virginia during February 2009.Fluvann County home sale

In February 2009, 25 Fluvanna County homes had contingent contracts.  The homes had an averagel ist price of $217,074 and a median of $198,500.  The homes had been on the market for an average of 137 days.

7 homes had contracts pending.  The average list price was $209,086, with a median of $164,900, and an average DOM of 143.

13 Fluvanna County homes sold during February 2009.  The average sale price was $193,132.  The homes had been listed for an average of $203,519 and had a median of $170,000.  The homes had been on the market for an average of 175 days and sold for an average of 94.90% of the list price.

To compare lets look at the Fluvanna County home sales from January 2009.

In January 2009, 11 homes in Fluvanna County had contingent contracts.  The average list price was $175,445 and the median was $179,000.  The homes were on the market for an average of 118 days.

7 homes had contracts pending.  They were listed for an average price of $218,479, with a median of $219,900, and an average DOM of 177.

8 Fluvanna County homes sold in January 2009.  The average sale price was $328,198.  The average list price was $335,598 and the median was $297,888.  The homes were on the market for an average of 121 days and sold for an average of 97.80% of the list price.

There are currently 266 homes actively listed on the Fluvanna County real estate market.  The average list price is $309,282 and the median is $259,900.  The homes have been on the market for an average of 170 days so far.

The year to date figures compared with the year to date figures from 2008 tell the story.
During the period from 1/01/2008 - 3/2/2008 44 homes sold in Fluvanna County.  During the same period this year only 21 homes sold in Fluvanna.  This is a decline in Fluvanna County home sales so far this year of -52.3%.

Both years the price range with the largest number of homes sold was $150,000 - $199,999.  Out of the 21 homes that have sold this year to date 8 of them are in this price range representing 38% of the sales.

The market still has a very long way to go before it stabilizes, but February is heading in the right direction compared with the January sales.  If you would like to discuss the current Fluvanna County real estate market and how that may impact either the sale of your current home or the purchase of a new one, don't hesitate to call.  I would be happy to speak with you.
