This Fluvanna County VA Real Estate Market Report will focus on the sales of single family detached homes during June 2009.
In June 2009, 24 Fluvanna County VA homes sold. The average sale price was $214,920. The homes were listed for an average price of $216,995 and had been on the market for an average of 163 days. They sold for an average of 99.04% of the list price.
During May of 2009, 17 Fluvanna County homes had contracts that closed for an average sale price of $273,405. They had been listed for an average price of $288,566 and were on the market for an average of 115 days. The homes sold for an average of 94.75% of the list price.
26 Fluvanna homes sold during April. The average sale price was $202,079, with an average list price of $210,840. The homes had an average DOM of 125 days and sold for an average of 95.84% of the list price.


To further understand the current Fluvanna County Virginia real estate market we will consider the year to date home sales from 2008 as compared with the same period this year. In 2008 from 1/1/2008-7/1/2008, 172 homes sold in Fluvanna. However during the same time frame in 2009 only 109 Fluvanna County homes sold. This represents a decline in home sales of -36.6%.

Today 7/15/2009 there are 291 Fluvanna County VA homes for sale. The average list price is $312,278 with a median of $249,900. The homes have been on the market for an average of 154 days so far.
As you can see the sales this year in Fluvanna County have been driven by the First Time Home Buyers who are taking advantage of the First Time Homebuyer Tax Credit. The largest number of sales by far has been in the $200,000 price range. Unfortunately the average list price of the homes that are currently listed for sale on the Fluvanna County real estate market is $312,278. So as you can see there is a lot of inventory for sale that is not in the price range that the majority of buyers are buying in.
