The first of the month is the perfect time for an update on what is going on with Fluvanna County home sales. In the past few days we have looked at the Charlottesville, Virginia and Albemarle County real estate market. Now we will turn our focus to what has been going on in the surrounding Central Virginia counties. This report will focus on the Fluvanna real estate market.
In August 20008, 26 homes had contingent contracts in Fluvanna County, Virginia. the average list price was $248,574 and the median was $223,200 with an average of 153 days on market.
8 homes had pending contracts. Their average list price was $243,275 and the median price was $220,000. They had been on the market an average of 145 days.
In August, 2008, 22 Fluvanna County homes sold for an average sales price of $256,114, with an average list price of $267,780 and a median price of $236,000. The homes were on the market for an average of 117 days and sold on average for 95.64% of the list price.
At this time there are 363 homes actively listed in Fluvanna County. Their average list price is $310,347 and the median is $261,990. They have been on the market for an average of 138 days.
In July 2008, 28 homes sold in Fluvanna County. They sold for an average price of $268,320 and the average list price was $279,540, with a median of $246,450. They were on the market an average of 126 days and sold on average for 95.99% of the list price.
Compare these numbers with the sales figures for August of 2007. At that time 54 Fluvanna County homes sold. The average sales price was $280,719 and the average list price was $286,371. The median price was $261,000 and they had been on the market for an average of 67 days. They sold for an average of 98.03% of the sales price.
If you look at these figures, you can see that the Fluvanna County real estate market is softer than it was in 2007. Fewer homes are selling and they are selling for less money. The homes are also selling for a lower percentage of the list price.
What does this mean for the consumer? If you are thinking about buying in Fluvanna County, the timing couldn't be better. There is a lot of inventory which translates into a lot of choices. Interest rates are low and many homes have been on the market for a long time so sellers may be ready to deal. If you are thinking about selling, now is not the best time to put your home on the market. If you do need to sell at this time, it is important to make sure that your home is the one that buyers will want over all of the others listed in the same price range. Competitively priced homes are still selling. So it is important to price your home correctly from the beginning.
