I am often asked whether there are any new Glenmore homes for sale.  At the moment the homes that are on the market in this neighborhood are resale homes, but don't be discouraged.  You can still have a new Glenmore home.  There are a number of lots on the market in the neighborhood on which to build your own new Glenmore home with all of the features exactly how you want them.  You even have the opportunity to bring your own builder.

Today there are 27 lots for sale on the Glenmore Real Estate Market.  The prices range from $149,900 to $549,000.  And they range in size from .39 acre to 1.7 acres.

If a golf course home is on your wish list there are 15 lots with golf course views from which to choose.  Other lots may be more private and back up to wooded private areas.  There are lots with mountain views.  You can also choose from a wooded lot or one that is more open.  There are even a few with pond views.  In addition several have the topography to allow for a walkout basement.

The Glemore real estate market is on the up swing as we saw Glenmore home sales rise in May.

The graph below illustrates the sales of Glenmore homes during the months of March, April and May.  As you can see March was totally dead and then activity picked up in April with 8 Glemore homes going under contingent and pending contracts resulting in 5 sales during the month of May.  We also see that 5 homes have contracts that are contingent and pending during May.  So far June has been very active in the Glenmore real estate market with new listings, home showings and 4 homes so far this month with contingent and pending contracts and 2 more with contracts that have closed; this is very encouraging since we are only 1/3 of the way through the month.

There are currently 36 Glenmore homes for sale at an average list price of $902,515, a median of $794,450 and an average days on market of 138.  The Glenmore homes that are for sale are resales and range in price from $485,000 to $1,488,688.  This is not a cookie development; there is a variety of home styles to choose from.  Or you can buy one of the 22 lots that are also for sale in Glenmore, bring your own builder and build a new home to suit your particular tastes.

As usual the Glenmore Country Club is offering several special activities this week in addition to the regular slate of golf, tennis, and fitness classes.  The Glenmore Country Club is located in the gated Glenmore community which is in Keswick just east of Charlottesville, Virginia.

Wednesday Night Yoga Night returns to the fitness center.  Classes begin September 24 and run from 6:00-7:00.

In tennis The Senior and Super Senior Singles Club Championships are going on all week
September 22 - 27.

Friday September 26 is the tennis Couples Social - 6:00-8:00.
Don't miss the a special guest appearance by the University of Virginia Ladies tennis team.

Shenandoah River Canoe Trip - Saturday, September 27.  Ages 8 and up are welcome.  the bus leaves at 8:30 am and reservations are required.

The community of Glenmore located in Keswick, Virginia just a few miles outside of Charlottesville has a full schedule of events planned for this week.  The Glenmore Country Club offers golf, tennis, swimming and a fitness center as well as a clubhouse with an excellent dining room.

Don't miss the G.C.C. Member Cocktail Hour on Thursday, September 11 from 5:30-6:30.
This is the last night at the adult pool.

Saturday, September 13 is Date Night in the View Room from 6-8:30.

As you know for the past two months the geens on the golf course have been being regrassed.  Starting on Tuesday, September 9, temporary greens will be available on the back 9 holes.  The front 9 expect to open in the next few weeks after germination.

The Fall Junior Golf Clinic will begin on September 9 and will be held on Tuesdays and Thursdays for 6 weeks.  Rookies will be from 4-4:45pm and Juniors from 5-6pm.

Tennis also has events planned:

The Mixed Doubles Club Championships will be held on September 8-13.

The Annual Senior Men's Day Tournament is held on September 8, 10, 12.

Team Tennis practices are on Tuesdays and Thursdays from 5-6:30 pm
Matches are on Fridays beginning September 12.

The fitness center is offering a Jump Rope Camp for Grades 2-5 on Tuesdays and Thursdays starting September 2 and continuing thru September 25, at 4-5 pm.

What's so unusual about a green golf course?  Grass is supposed to be green.  In the latest issue of  Piper Magazine, the publication of the Glenmore Country Club, Tim Thomas, the golf course superintendent, talks about the proceedures that the Glenmore Country Club has implemented to make its golf maintenance as environmentally friendly as possible.

When the course was first constructed a fertilization system was installed that injects fertilizer directly into the irrigation water thus minimizing fertilizer runoff, since the fertilizer is absorbed directly into the soil.

The course also embraces the concept of integrated pest management which has the goal of controlling pests with the least environmental impact.  Pesticides are only used in the event that the problem is at a level that would affect the long term health of the plant.  Also rather that using a broad spectrum pesticide, they use a product that only affects the particular pest targeting some metabolic process specific to that pest.

Growth regulators reduce the elongation of the grass, thus enabling a reduction in the number of times the grass needs to be mowed and as a result using less fuel and reducing the greenhouse gas emissions from mowers.

When the new pumping station which controls the irrigation system was constructed a system was selected that uses variable speed motors.  This means that the speed of the pumps varies according to the water demand of the irrigation system.  This has resulted in about a 20% saving of electricity.

According to Tim Thomas "The main goal I have for myself and the staff is to develop an awareness of everything in our maintenance program that affects the environment and the energy that is used in our day to day operation.  We strive to make our course as environmentally friendly as possible...When at all possible we try to foster cooperation, rather than competition with our environment."
