Greene County VA Real Estate Market Report - July 2009

This Greene County VA real estate market report will focus on the sales of single family detached homes during July 2009.

19 Greene County VA homes sold during July 2009.  The average sale price was $273,244.  The homes had been listed for an average price of $278,914, had been on the market for an average of 96 days and sold for an average of 97.97% of the list price.

In June 2009, 27 Greene County homes had contracts that closed for an average price of $237,677.  They had been listed for an average of $242,281, and had been on the market for an average of 96 days.  The homes sold for an aberage of 98.10% of the list price.

13 Greene County Virginia homes sold during May 2009.  The average sale price was $281,230, with an average list price of $286,782 and an average DOM of 78.  They sold for an average of 98.06% of the list price.

From 1/1/2008-8/1/2008, 119 homes sold in Greene County.  During the same time frame in 2009, 94 Greene County VA homes sold.  This represents a -21% decline in home sales on the Greene County VA real estate market.

Today 8/8/2009, there are 184 Greene County VA homes for sale at an average price of $328,456 and a median of $269,495.  The homes have been on the market for 144 days so far.

Greene County VA Real Estate Market Report - May 2009

This Greene County VA Real Estate Masket Report will focus on the sales of single family detached homes during May 2009.

10 Greene County VA homes had contracts that closed during May 2009.  The average sale price was $279,380.  The homes had been on the market for an average of 102 days and sold for an average of 95.74% of the list price.

Lets compare these figures with the sales from April 2009.  15 Green County homes sold in the month of April for an average sale price of $261,465.  The average DOM for these homes was 117 and they sold for an average of 99.35% of the list price.

To further see where the Greene County Real Estate Market has been heading we will also look at the March sales.  In March 2009, 12 homes sold in Greene County Virginia.  The homes sold for an average price of $276,783 and were on the market for an average of 87 days.  They sold for an average of 95.58% of the list price.

To understand the Greene County real estate market we will compare the year to date home sales from 2008 with the sale period this year.  In 2008, during the time frame from 1/1/2008-6/1/2008, 76 Greene County homes sold.  During the same period in 2009 only 44 homes sold.  This represents a -42.1% decline in home sales so far this year.

At the current time there are 196 Greene County VA homes for sale.  They are listed for an average price of $329,878 and have been on the market for an average of 143 days so far.
