Louisa County Real Estate Market Report - March 2009

This post will focus on the Louisa County real estate market report for March 2009.  We will examine the sales of single family detatched homes in Louisa County Virginia.

During March 2009, 11 Louisa County homes sold.  The average sale price was $229,086.  The homes had been listed for an average of $234,736 and the median was $223,000.  The homes were on the market for an average of 29 days and sold for an average of 97.59% of the list price.

Lets compare this with the home sales in Louisa County during February 2009.  6 Louisa County homes sold for an average price of $290,881.  They had been listed for an average price of $289,603, with a median of $237,913, and an average DOM of 53.  The homes sold for an average of 100.44% of the list price.

 Today April 16, 2009 there are 240 Louisa County homes for sale.  They are listed for an average price of $307,183 and the median is $239,900.  The homes have been on the market for an average of 176 days so far.

The last group of figures that we will look at in our analysis of the Louisa County real estate market is the comparison of year to date sales from 2008 to 2009.  In the period from 1/1/2008-4/16/2008, 54 Louisa county homes sold.  During the same period this year, there were only 23 homes sold in Louisa.  This represents a decline in sales of -57.4%.

Louisa County Real Estate Market Report - February 2009

This Louisa County real estate market report will focus on the sales of single family detatched homes in Louisa County Virginia during February of 2009.Louisa home sold

During February 2009, 7 Louisa County homes had contingent contracts.  The average list price was $22,971 and the median was $224,900, with an average days on market of 57.

3 homes had contracts pending.  The average list price was $226,000 and the median was $259,000.  the homes were on the market for an average of 110 days.

4 Louisa County homes had contracts that closed during February 2009.  The homes sold for an average price of $320,074.  They had been listed for an average price of $313,181 and the median was $237,913.  The homes were on the market for an average of 44 days and sold for an average of 102.20% of the list price.

There are currently 222 Louisa County homes for sale on the real estate market.  The average list price is $306,687, with a median of $239,400, and an average DOM of 173 so far.

Lets also look at the figures for the year to date in comparison with the same time last year.  During 2008, from 1/1/2008 - 3/2/2008, 30 homes sold in the Louisa County real estate market.  During the same time this year only 7 Louisa County homes sold.  This represents a decline of -76.7%. 

As you can see there are a lot of homes on the market in Louisa County.  If you do not have to sell at this time, I would advise that you wait to put your home on the market until some of the inventory has sold down.  If you do have to sell right now, I would advise that you make sure that your home is priced aggressively and is in the best possible condition. 

On the other hand if you are buying a Louisa County home, it could not be a better time.  There is a wide variety of homes on the market for you to choose from.  Prices have come down, interest rates are still low and if you are a first time homebuyer, you can take advantage of the First Time Homebuyers Tax Credit.
