In August 2008 14 homes in Louisa County had contingent contracts. The average list price is $250,582 with a median of $246,700 and an average of 149 days on the market.
4 homes had pending contracts. They were listed at an average price of $216,552 and a median of $238,105. The average days on the market was 77.
19 Louisa homes sold in August of 2008. The average sales price was $257,564 and the average list price was $260,542. The median price was $249,900 and they had been on the market for an average of 115 days. These homes sold for an average of 98.86% of the list price.
There are currently 273 Louisa County homes that are actively listed on the real estate market. The average list price is $382,852 and the median is $269,950. They have been on the market for an average of 174 days.
In July 2008, 14 homes sold in Louisa County. The average sales price was $244,242 and the average list price was $247,844. the median was $219,995 and they had been on the market for an average of 158 days. They sold for 98.55% of the list price.
Compare this with the figures for August of 2007. 25 homes sold in Louisa County for an average sales price of $272,570 and an average list price of $267,049. The median was $265,000 and they sold for an average of 102.07% of the list price.
What can we see from these numbers? There is still a lot of invertory on the market. For the consumer this translates to a lot of choices. Interest rates are still low and homes are staying on the market for a long time. The homes that are well priced are selling for close to their list price. However it may be a good time to make an offer on one of the many homes that have been on the market for a long time. One of these sellers may be ready to give you a great deal.
