The following is the report for activity in the Greene County real estate market in Central Virginia for the month of July 2008.
10 homes were under contingent contract in Greene County in July. The average list price was $346,480 and the madian was $304,450, with an average days on market of 209.
2 homes had pending contracts, with an average list price of $277,400, and they were also on the market an average of 209 days.
In July 15 Greene County homes sold. The average list price was $279,887, with an average sold price of $267,160 and a median price of $265,000. They had been on the market an average of 168 days and they sold for an average of 95.45% of the list price.
Compare this with 22 homes sold in June of 2008 in Greene County. The average list price was $267,846 and the average sold price was $266,777. The median was $264,900 with an average of 112 days on market. The homes sold for an average of 99,60% of the list price.
At the beginning of August we see 216 homes actively listed for sale in Greene County at an average price of $412,116 and a median of $299,900. They have been on the market for an average of 144 days.
As you can see fewer homes sold in July than in June. Also, the homes that did sell in July on average sold for a lower percentage of the list price. In addition the homes that sold in July had been on the market at average almost 2 months longer than the homes that sold in June. These facts, coupled with the large inventory of homes on the market and low interest rates, make it a very good time to buy.
