Its the beginning of a new month and a good time to evaluate what has been going on in the Albemarle County real estate market.
In September 2008 50 Albemarle County homes had contingent contracts. The average list price was $656,249 and the median was $368,438 with an average of 114 days on the market.
11 homes had pending contracts. The average list price was $551,236, the median was $589,900 and the average days on market was 220.
In September of 2008 59 Albemarle County homes sold. The average sold price was $448,102, and they had been listed at an average price of $471,609. The median price was $336,500 and they had been on the market for an average of 133 days. These homes sold for an average of 95.01% of the listing price.
Compare this with August of this year when 105 Albemarle County homes sold for an average sales price of $576,100. The average list price was $625,166 and the median was $345,000. They were on the market an average of 101 days and sold for an average of 92.15% of the list price.
For further comparison lets look at the sales of Albemarle County homes from last year. In September of 2007 79 Albemarle homes sold for an average sales price of $384,016. The homes were listed for an average of $395,691 and the median was $305,000. They had been on the market for an average of 103 days and sold for an average of 97.05% of the list price.
There are currently 1022 homes actively listed on the market in Albemarle County. The average list price is $812,519 and the median is $395,000. They have been on the market for an average of 168 days.
As you can see from these figures we are still very much in a buyer's market. Well priced homes are still selling, but it is important to price your home correctly from the beginning.
