Glenmore Real Estate Market Report - January 2012

This Glenmore real estate market report will examine the sales of single family detached homes in the Charlottesville golf community of Glenmore.

There were not any homes sold in Glenmore during January or 2011 so we will just look at January 2012 figures.

January 2012 average list price $592,333.
January 2012 average sale price $553,333.
January 2012 median sold price $493,000.
January 2012 %sold/list 93.41%.
January 2012, 3 Glenmore homes sold.

Home sales in the Charlottesville golf course neighborhood of Glenmore have been flat over 2011 as compared with 2010.  We have been seeing an increase in real estate activity in Albemarle County during January.  Hopefully this will extend to the Glenmore real estate market.

This Glenmore real estate market report will focus on the sales of single family detached homes during August 2011.

August 2010 average list price $897,000.
August 2011 average list price $499,000.

August 2010 average sale price $805,000.
August 2011 average sale price $481,500.

August 2010 median sold price $805,000.
August 2011 median sold price $481,500.

August 2010 %sold/list 89.74%.
August 2011 %sold/list 96.49%.

There are currently 41 homes listed for sale in the Glenmore golf community.  The homes are priced from $439,000 to $1,995,000.

The main thing that these figures show us is that we need to see a lot more sales to significantly lower the existing inventory.  From the July and August pending numbers we can expect that our September sold numbers will remain low.

Buying A Glenmore Home - The Benefits Of An HOA

Often a buyer will say to me, "I don't want to buy a home in a neighborhood with a homeowners association".  Lets think about this for a moment.  Is this really a good plan?  In some cases it may be, such as if they have a lot of dogs of want to park an rv in the driveway.  However there are reasons why purchasing a home in a neighborhood with an HOA can be a very good idea.

Property owners associations are designed to manage, regulate and control a subdivision and its common areas.  The association is governed by the covenants and deed restrictions for the community.  You might say that you don't want anyone else to have control over what you do with your property, and I can see how you might say that.  At the same time a homeowners association protects property values and I am sure that maintaining that value is important to the buyer of a Glenmore home.   The architectural review board makes sure that you won't be living next door to a pink house for example.  Even more important the board will ensure that a structure will not be constructed that is not in keepingwith the neighborhood.  Think of the HOA board as "quality control" for the community.  The board will make sure that the common areas are kept up and they will ensure that there is not a yard on the street that is an eyesore.  These things are important if you do not own enough land to ensure your privacy from your neighbors.

When you are buying a Glenmore home you can take comfort from the fact that Glenmore has an active property owners association.  In fact the Glenmore cottages even have their own association; so you could belong to the Glenmore homeowners association and to the Bremerton cottages association.  The ongoing beauty of this community shows the benefit of a good homeowners association.

Glenmore Homes With Water Views

What do you think of when you hear of the Charlottesville golf communityof Glenmore?  Of course the obvious choice is Glenmore homes on the beautiful Championship golf course.  Another thing that may pop into your mind is "gated community".  And associated with the Glenmore neighborhood is the Glenmore Country Club with its stately Georgian style clubhouse, tennis complex, pool complex and fitness center in addition to golf.  Other images of Glenmore homeswould be of cottages,   Scottish homes, luxury homes.  All are attractive homes set among gently rolling hills and impeccable landscaping, with mountain views in the background. 

But how about Glenmore homeswith water views?  There are several pretty ponds scattered throughout the Glenmore neighborhood.  Homes with views of these ponds have some of the prettiest lots in the community.  There are homes with water views among the homes currently listed for sale.   Or build your dream home especially to suit on one of the lots on the market with a view of one of the ponds.

Charlottesville Horse Farms At The Keswick Horse Show

This week is the 107th Keswick Hunt Club Horse Show and Charlottesville horse farms are sure to be well represented.  The show started on Tuesday and will run through Sunday afternoon, with two rings running concurrently.  You will see all ages of riders competing from children on ponies, to adult amateur riders and top professional riders.  Two of the special events are the $15,000 Hunter Derby held Friday evening and the $10,000 Jumper Classic taking place on Saturday night.  On top of all the fun, the horse show raises money for Habitat For Humanity.

The event draws some of the finest show hunters and jumpers from up and down the east coast.  However as we know Central Virginia is horse country and a number of these top horses live right here on Charlottesville horse farms. 

So far this week Charlottesville has seen more than its share of rain, but the show goes on rain or shine.  In one of the pictures you can see the huge puddles beside the schooling area, (the schooling area is where the horses warm up before entering the show ring to compete) but the ring crew has done a stellar job to keep the footing in the show rings in perfect condition.  Putting on a horse show is a huge undertaking and the Keswick Hunt Club does a fabulous job.  In the picture you can see the temporary tents that hold stalls in which to house the horses.  Some of the local horses from Charlottesville farms trailer in for the day and show off their trailer.  As you can see a lot of work goes into getting the horses looking their best for their moment in the spotlight, down to the braids in their manes. The golf cart and the bicycle are used to transport busy trainers and grooms from the barn area to the showrings to watch their horses and riders.

If you have a chance head out to the Keswick Hunt Club Horse Show and enjoy watching the lovely horses compete.
