his Lake Monticello Real Estate Market Report will focus on the sales of single family homes at The Lake during April 2009.
The Lake Monticello golf course community is a gated community in Fluvanna County Virginia with a 350 acre lake at its center. The neighborhood is within an easy commute of Charlottesville Virginia.
During April 2009, 17 Lake Monticello homes sold for an average sale price of $208,744. The homes were on the market for an average of 106 days and sold for an average of 95.85% of the list price.
In April 2009, we also saw 17 Lake Monticello homes sell. The average sale price was $215,806, with an average DOM of 111. The homes sold for an average of 96.27% of the list price.


There are currently 151 Lake Monticello homes for sale. They are listed for an average price of $276,904 with a median of $239,900 and have been on the market for an aberage of 131 days so far.
If we look at the sales figures for the first part of last year from 1/1/2008-5/1/2008 and compare them with the same time frame in 2009, we will see that 53 Lake Monticello homes sold in the beginning of 2008 but only 40 homes sold during the same time in 2009. This represents a -24.5% drop in sales so far this year.
