Spring Creek may have the most beautiful golf course of all of the Charlottesville golf communities.  In fact the Spring Creek golf course was awarded best new course by Golf Digest in 2009.  Today I was in Spring Creek looking at lots for some clients and I couldn't resist taking a couple of photos of the picture perfect course.

The wild flowers lining the cart path are particularly pretty.  Such a gorgeous setting in which to play golf.

If you are shopping for a home in a Charlottesville golf community, a must see is Spring Creek.  The neighborhood is located just off of I64 at Zion Crossroads about 12 miles east of Charlottesville.  In addition to the amazing golf course the rest of the family will enjoy the pool complex.  This gated community offers a variety of home options with several different builders and also townhomes as well as single family residences.  There are a number of resale homes on the market, but if you don't see your dream home among them, you may also purchase a "too be built" home from one of the builders working in the development.

As of today, March 20, 2009 there are single family detatched homes for sale in Spring Creek listed from $289,900 to $489,900.  In addition, there are townhomes and attatched cottages listed from $270,000 to $494,500.

Louisa Country, Virginia homes - September 2008 Market Report

The first of the month is the perfect time to reflect on what is going on in the area real estate market.  This market report will focus on home sales in the Louisa Couny, Virginia market.

In September 2008 10 Louisa County homes were contingent.  The average list price was $312,400 and the median was $238,000.  The homes were on the market for an average of 168 days.

8 Louisa County homes had pending contracts.  The average list price was $300,044 and the median was $224,950.  They have been on the market for an average of 135 days.

In September, 2008, 18 Louisa County homes sold.  The average sales price was $198,159, the average list price $206,938 and the median $203,040.  They had been on the market for an average of 135 days and sold for an average of 95.76% of the list price.

Compare these figures with the August home sales in Louisa County.  In August 2008, 22 Louisa homes sold for an average sales price of $258,396.  The average list price was $262,690, and the median was $256,200.  They had been on the market for an average of 111 days and sold for an average of 98.37% of the list price.

Lets look at what happened in the Louisa County real estate market a year ago.  In September 2007, 14 homes sold in Louisa County, Virginia.   The average sales price was $291,417 and the average list price was $300,915.  The median price was $274,000.  The homes had been on the market for an average of 117 days and sold for an average of 96.84% of the sales price.

At this time there are 292 homes actively listed in Louisa County.  The average list price is $368,698 and the median is $264,450.  The homes have been on the market for an average of 177 days.

What can we deduce from these figures?  Number one, there is a lot of inventory on the market.  At the current rate of sales it will take about 16 months to buy down all of the inventory on the market.  This translates into alot of choices for buyers.  If you are a seller it is important to make sure that your home is in perfect condition to ensure that your home will "out shine" all of the other homes in the same price range.  You will also notice that the homes that did sell are priced much lower on average that the homes that sold a year sgo.  Buyers are looking for a deal in this market and the homes that are selling are priced agressively.  Many properties that have been on the market for a long time may have had significant price reductions.  There are opportunities right now to find the perfect home at a great price.
If you are selling a home it is crucial in this market to make sure that your home is priced properly.  I would be happy to do a cma on your home and discuss with you what your home could bring in today's market.  Also since 85% of all buyers are starting their home search on line it is important to choose an agent who has a strong internet presence.

Spring Creek, Louisa County Virginia - Spring Creek Market Report

While examining the trends in the local real estate market, lets focus for a moment on the Spring Creek community in Louisa County Virginia.  Spring Creek is a gated community with an acclaimed new golf course.  The development is located in Louisa County, Virginia convenient to both Charlottesville and Richmond, Virginia.  This is the Spring Creek market report for August 2008 and contains data for both single family detached and attached homes.

In August 2008 there were not any Spring Creek homes under contract.

1 Spring Creek home had a pending contract.  It was listed for $282,950 and had been on the market for 15 days.

3 Spring Creek homes sold in August 2008.  The average sales price of these homes was $354,186 and they had been listed for an average price of $358,815.  The median price was $369,150 and they were on the market for an average of 138 days.  These homes sold for an average of 98.71% of the list price.

On September 1, 2008 there were 36 homes actively listed on the market in Spring Creek.  The average list price is $389,020 and the median is $380,450.  They have been on the market for an average of 178 days.

In July of 2008 1 Spring Creek home sold.  The sold price was $366,445 and it had been listed for $374,317.  The home was on the market for 52 days and it sold for 97.90% of the list price.

What do these figures tell us?  First of all there is a lot of inventory on the market in Spring Creek and the homes have been on the market on average for a long time.  It does not look like the homes that are selling are going for a lot under the list price however this can be misleading.  Many of the homes on the market in Spring Creek are new construction.  In the current soft real estate market, many builders while they may not accept huge price reductions, may be offering very desirable builer consessions.

Louisa County, Virginia July 2008 market report

The following is the report of the July 2008 activity in the Louisa County, Virginia real estate market.

10 homes were under contingent contract in July for an average list price of $248,465 and a median price of $240,900.  They had been actively listed for an average of 198 days.

17 homes were pending with an average list price of 270,383 and a median price of $229,900.  They were on the market for an average of 157 days.

13 homes sold in Louisa County in July.  Their average list price was $250,062 and the average sold price was $247,261.  The median price was $225,000 and they sold for 98.88% of the list price.

There are 281 homes actively listed in the Louisa County real estate market.  The average list price is $383,301 with a median of $275,000.  They have been on th market for an average of 166 days.

Compare these numbers with 16 homes sold in June.  These homes listed for an average price of $278,277 and the average sold price was $272,427.  The median was $234,450 and they sold for an average of 97.90% of the list price.

Spring Creek in Louisa Virginia - best golf course

Spring Creek is no longer Louisa County's best kept secret.  The golf course has been voted the Best New Public Course under $75 in the country by Golf Digest.  Not only does the course play well but it also is in a beautiful setting; according to the digest "nearly every hole is isolated in a dense forest of hardwood trees".  Spriing Creek is located at Zion Crossroads convenient to Charlottesville and Richmond, Virginia.  So if you are looking for something to do today, drive on out and play Spring Creek.
