This Charlottesville VA real estate market report will focus on the sale of single family detached homes in the city of Charlottesville during February 2010.
5 Charlottesville homes sold during February 2010. They sold for an average price of $263,500 after spending an average of 87 days on the market. The homes sold for an average of 96% of the list price.
12 Charlottesville homes had contracts that closed in January 2010. The homes had an average sale price of $271,200 and an average DOM of 88. They sold for an average of 94% of the list price.
13 homes sold in Charlottesville VA during December 2009. They sold for an average price of $279,538. The homes were on the market for an average of 68 days and sold for an average of 92% of the list price.


Today 3/3/2010, there are 196 Charlottesville homes for sale. The homes are listed for an average price of $$379,064 with a median of $$299,250. They have been on the market for an average of 171 days so far.
Looking at the graphs the one thing that jumps out at me is the fact that so many more new homes are coming on the market than being sold. This is good new for buyers as they continue to have a lot of inventory to choose from. However is you are a seller, it means that there is a lot of competition and your home will need to be in the best condition as well as being priced competitively in order to be the one that sells.
So far this year 17 homes have sold on the Charlottesville real estate market. During the same time frame in 2009 from 1/1/2009 - 2/28/2009, 24 Charlottesville homes sold. This is a decline in sales of -29.16% this year to date.
