This Fluvanna County real estate market report looks at the sales of single family detached homes in Fluvanna County during April.

April 2010 average list price $236,622.
April 2011 average list price $188,527.

April 2010 average sale price $224,715.
April 2011 average sale price $177,844.

April 2010 median sold price $175,000.
April 2011 median sold price $182,500.

1/1/2010 - 4/30/2010, 76 homes sold on the Fluvanna County real estate market.
1/1/2011 - 4/30/2011, 62 Fluvanna County homes sold.

As we can see home sales in Fluvanna County remain slow and for the first quarter are behind the same time frame in 2010.  There are currently 286 homes listed for sale on the Fluvanna County real estate market.  At the April rate of sales this translates to 13 months of inventory.  With 6 months of inventory being a balanced market, we are still strongly in a buyers market.  Interest rates remain low, there are a lot of Fluvanna County homes for sale to choose from, and there are some very competitive prices so this is the perfect time to buy if you don't have a home to sell first.

Karen - A Fluvanna county home is an affordable  option for someone who wants to live near Charlottesville but would like to buy more home for their money.
