Lake Monticello, Virginia Market Report - October 2008

The last area that we will consider in our market reports this month is the sale of detached homes in Lake Monticello.  The Lake is a gated community centered areound a 350 acre lake located in the heart of Fluvanna County just outside of Albemarle County and Charlottesville Virginia.

In October of 2008, 6 homes had contracts pending in Lake Monticello.  The average list price was $251,267 and the median was $234,000.  They had been on the market for an average of 88 days. 

There were not any homes with contracts pending in the month of October.

18 Lake Monticello homes had contracts that closed in October of 2008.  They sold for an average price of $263,275 and had been listed for an average price of $273,128.  The median was $236,325, with an average days on market of 89.  The homes sold for an average of 96.39% of the list price.

As of November 1, 2008, 170 homes are actively listed on the market in Lake Monticello.  The average list price is $263,100, with a median of $239,000 and they have been on the market for an average of 145 days.

Compare the above figures with those from September.  In September of 2008 13 Lake Monticello homes had contingent contracts.  They were listed for an average price of $261,638 and a median of $249,000.  They were on the market for an average of 108 days.

7 homes had contracts pending.  Their average list price was $260,243 and the median was $255,000 with an average of 140 days on the market.

In September of 2008, 14 homes sold at Lake Monticello.  The average sales price was $252,814 and they had been listed for an average price of $263,627, with a median of $211,750.  The homes were on the market for an average of 99 days and sold for an average of 95.90% of the list price.

Lets also look at the figures of homes that sold in October last year.  In October 2008, 20 Lake Monticello homes sold for an average sales price of $274,063.  The homes had been listed for an average price of $282,525 and the median was $243,750.  They were on the market for an average of 67 days and sold for an average of 97% of the list price.

This year to date in the period ranging from January 1, 2008 - October 31, 2008, 176 homes sold in Lake Monticello.  In 2007, to date 245 homes sold.  This is a decline in Lake Monticello home sales of -28% for the year to date.

As you can see from these figures, fewer homes are selling, they are staying on the market longer and they are selling for less.  Therefore if you do need to sell in the current market it is necessary to price your home very agressively, and have it in perfect condition.  Also it is important for you to hire a Realtor who has a strong internet persence to capture the 85% of buyers who are starting their home search on line.

On the other hand if you are buying a home in the Central Virginia realestate market, you have a wonderful opportunity to find the perfect home at a great price.  Inventory is high, offering many choices, interest rates are low and many sellers are ready to negotiate.

Lake Monticello Homes - September 2008 Market Report

This post will prestent an overview of last month's real estate activity in Lake Monticello.  The beginning of the month is the perfect time to consider what is happening in the Lake Monticello real estate market.

In September 2008, 13 Lake Monticello homes had contingent contracts.  The average list price was $261,638 and the median was $249,000.  The homes were on the market for an average of 108 days.

2 homes had pending contracts with an average list price of $222,400.  They were on the market for an average of 183 days.

In September of 2008, 13 Lake Monticello homes sold.  The average sales price was $235,338 and they had been listed for an average price of $243,452.  The median was $206,000 and they were on the market for an average of 102 days.  The homes sold for an average of 96.67% of the list price.

For comparison lets look at the home sales from August.  In August 2008 18 homes sold in Lake Monticello.  The average sales price was $239,722, with an average list price of $252,400 and a median of $223,750.  The homes sold for an average of 94.98% of the list price and were on the market for an average of 104 days.

There are currently 170 homes actively listed on the Lake Monticello real estate market.  The average list price is $268,690 and the median is $239,900.  They have been on the market for an average of 135 days.

Lets also look at the figures from last year.  In September 2007, 14 Lake Monticello homes sold for an average sales price of $235,854.  The average list price was $242,021 and the median was $219,828.  The homes had been on the market for an average of 80 days and sold for an average of 97.45% of the list price.

What can we deduce from these figures?  Number one, just as in the rest of the Central Virginia area, there is a lot of inventory on the market.    This translates into a wide range of choices for buyers.  If you are a seller it is important to make sure that your home is in perfect condition to ensure that your home will "out shine" all of the other homes in the same price range.   Buyers are looking for a deal in this market and the homes that are selling are priced agressively.  Also on average homes are staying on the market longer than they were at this time a year ago.  Many properties that have been on the market for a long time may have had significant price reductions.  There are opportunities right now to find the perfect home at a great price.

Lake Monticello Homes - August Lake Monticello Market Report

Its the first of the month and the perfect time to evaluate the state of the Lake Monticello Real Estate Market. 

In August of 2008, 17 Lake Monticello homes had contingent contracts at an average list price of $250,210 and a median price of $223,900.  They were on the market for an average of 118 days.

8 homes had pending contracts.  The average price of these homes was $243,275, the median was $220,000 and they were on the market an average of 145 days.

In August 2008, 16 homes sold at Lake Monticello.  The average sales price was $244,375, the average list price was $257,700 and the median was $233,750 with an average days on market of 98.  The homes sold for an average of 94.83% of the list price.

There are currently 169 homes on the market at Lake Monticello with an average list price of $265,772, a median of $247,900 and an average days on market of 125.

Compare this with 23 Lake Monticello homes that sold in July of 2008.  Their average sales price was $252,385 and the average list price was $259,974.  The median was $237,000 with an average of 117 days on the market.  They sold for an average of 97.08% of the list price.

In August of 2007, 32 Lake Monticello homes sold for an average sales price of $274,416.  They were listed at an average price of $286,037 and a median price of $355,000.  The average days on market was 76 and they sold on average for 95.94% of list price.
